Homes selling for average of $17,464 less than asking in Island Lakes, Royalwood, Sage Creek, Southland Park

16/22 homes sell for under-list in Winnipeg MLS Area 2J, 36 homes for sale in Island Lakes, Royalwood, Sage Creek, Southland Park and the R.M of Springfield

Over the past week all we seem to be finding in the Winnipeg real estate sales data is a high percentage of under-list sales. Winnipeg MLS Area 2J, which includes the neighbourhoods of Island Lakes, Royalwood, Sage Creek, Southland Park and the R.M of Springfield, is yet another area of the city that followed the under-list trend.

Sixteen of the 22 homes that sold in MLS Area 2J brought an average of $17,464 less than their asking price, with the largest under-list sale being a bungalow on Willmington Drive that sold for $63,400 less than asking when it closed at $672,500.

The high percentage of under-list sales over the past 30 days indicates a great time for buyers, as many sellers are being forced to adjust their expectations. That being said, quality properties priced perfectly can still attract multiple bids.

The average price of the homes that sold over the past 30 days in Island Lakes, Royalwood, Sage Creek, Southland Park and the R.M of Springfield was $465,316 while the median price came in at $417,400. Condos fared better in the 2J neighbourhoods, with only one of seven condos selling for less than asking price, four selling for list price, and one closing at less than list. The average price of the condos sold in MLS Area 2J was $340,268 and the median came in at $322,005.

It seems the condo prices are being set more accurately than the home prices right now, at least in MLS Area 2J, but knowing that home prices in Winnipeg are generally being set slightly higher than they should be gives astute buyers and sellers an advantage. Buyers can adjust their offers accordingly, while sellers can set accurate prices that will allow them to sell their homes faster.
