MLS listings and sales down, home prices up in Fort Garry, Fort Richmond

MLS listings and sales went down in the month of January 2017 for the Winnipeg neighbourhoods of MLS areas Fort Garry, East Fort Garry, West Fort Garry, Fort Richmond, Waverley Heights, Wildwood, University Heights.

The average selling price of homes had no significant change with the average being $349,250 compared to $348,737 in January 2016. On average a residence took approximately 2 more days to sell compared to the average of 56.75 days in January 2016.

There were 16 active listings in Winnipeg MLS areas 1J, 1JW, 1K and 1L at the end of January 2017 as compared to 20 at the end of January 2016, and 6 homes sold in January 2017 as compared to 10 in 2016. The sales-to-listing ratio decreased from 70 percent in January 2016 to 30 percent in January 2017.

The highest price paid in 2017 for a home in the neighbourhoods of Fort Garry, East Fort Garry, West Fort Garry, Fort Richmond, Waverley Heights, Wildwood and University Heights was $495,000 for a home on Linacre Road. The lowest sale price belonged to a home on Wildwood Park, which closed at $265,000.
