MLS sales go down, but home prices up in Margaret Park, Old Kildonan

MLS listings stayed the same while sales went down and home prices went up in the month of February 2018 for the Winnipeg neighbourhoods of MLS areas Amber Trails, Garden City, Margaret Park, Old Kildonan, Parkway Village, River Grove, Riverbend, Riverdale, Scotia Heights, and West Kildonan.

The average selling price of homes went up approximately 7.76% with the average being $325,810 compared to $300,496 in February 2017. On average a residence took approximately 9 days less to sell compared to the average of 28.75 days in February 2017.

There were 60 active listings in Winnipeg MLS areas 4D, 4E, 4F, 4G the end of February 2018 as compared to 60 at the end of February 2017, and 17 homes sold in February 2018 as compared to 26 in 2017. The sales-to-listing ratio decreased from 54.75 percent in February 2017 to 39 percent in February 2018.

The highest price paid in 2018 for a home in the neighbourhoods of Amber Trails, Garden City, Margaret Park, Old Kildonan, Parkway Village, River Grove, Riverbend, Riverdale, Scotia Heights and West Kildonan was $489,900 for a home on Gemstone Cove. The lowest sale price belonged to a home on Belmont Avenue, which closed at $167,000.
