Listings and sale prices up, sales down in Fort Garry, Fort Richmond

MLS listings and sale prices went up while sales went down in the month of February 2018 for the Winnipeg neighbourhoods of MLS areas East Fort Garry, Fort Garry, Fort Richmond, Waverley Heights, West Fort Garry, and Wildwood.

The average selling price of homes went up approximately 4.64% with the average being $317,148 compared to $302,431 in February 2017. On average a residence took 28 days more to sell compared to the average of 14 days in February 2017.

There were 19 active listings in Winnipeg MLS areas 1J, 1JW, 1K and 1L at the end of February 2018 as compared to 16 at the end of February 2017, and 10 homes sold in February 2018 as compared to 15 in 2017. The sales-to-listing ratio decreased from 90.25 percent in February 2017 to 49 percent in February 2018.

The highest price paid in 2018 for a home in the neighbourhoods of East Fort Garry, Fort Garry, Fort Richmond, Waverley Heights, West Fort Garry, and Wildwood was $465,000 for a home on Thatcher Drive. The lowest sale price belonged to a home on Crescent Drive N, which closed at $162,000.
