Real estate market trying to balance in Windsor Park, Niakwa Park, Southdale

10/19 homes sell for under list in Niakwa Park, Windsor Park, Niakwa Place and Southdale

Well, it was close, but the neighbourhoods of Niakwa Park, Windsor Park, Niakwa Place and Southdale didn’t quite make the 50 percent mark for list price or higher home sales.

Seven of the 15 homes that sold in Winnipeg MLS Area 2G, which covers Niakwa Park and Windsor Park, sold for less than their asking prices. Three of the four homes that sold in MLS Area 2H, which covers Niakwa Place and Southdale, sold for under list.

The leader in the under-list sales was a 1,232 square foot bungalow on Cottonwood Road that sold for $23,300 less than asking when it closed at $279,000. Tops among over-list sales was a 971 square foot bungalow on Vincent Massey Blvd. that sold for $17,000 less than asking when it changed hands at $312,000.

There are currently 18 homes for sale in Niakwa Park and Windsor Park, with the average list price being $267,472 and the median list price coming in at $264,900. There are 10 homes for sale in Niakwa Place and Southdale with the average list price being $408,818 and the median list price coming in at $362,394.
