Standout home sales on both ends of scale in Southwest Winnipeg

Large over-list and under-list sales highlight home sales in Charleswood, Westdale, Assiniboine Woods and River West Park as 20/29 homes sell for less than asking

There were two standouts among home sales in Charleswood, Westdale, Assiniboine Woods and River West Park over the past month as 20/29 homes sold for less than their asking prices.

A 2,558 square foot bungalow on Roblin Blvd. topped the under-list sales when it brought $145,000 less than asking, selling for $1,495,000. On the other end of the scale we had a 951 square foot bungalow on Coventry Road that brought $55,100 more than its asking price when it sold for $305,000. Also among over-list sales was a 705 square foot bungalow on Elmhurst Road that sold for $18,600 more than asking, closing at $236,500.

The average price of the five homes that sold in Winnipeg MLS Area 1F, which includes the neighbourhoods of Assiniboine Woods, Charleswood and River West Park, was $585,200, with the median sale price coming in at $476,000. The average price of the 20 homes that sold in MLS Area 1G, which also covers Charleswood, was $360,634, with the median coming in at $341,170. In MLS Area 1H, which includes both Westdale and Charleswood, the average price of the four homes that sold was $284,475, with the median sale price coming in at $284,950.

Two condos sold in MLS Area 2G over the past 30 days, one for over list and one for under. A 1,223 square foot unit on Chalfont Road sold for $8,417 more than asking when it closed at $408,317 and an 884 square foot unit on Oakdale Drive sold for $5,749 less than its asking price when it changed hands at $164,250.

There are currently 28 homes for sale in the neighbourhoods of Charleswood, Westdale, Assiniboine Woods and River West Park, four in MLS Area 1F, 20 in MLS Area 1G and four in MLS Area 1H. The average list price in 1F is $372,450, with the median price coming in at $337,400. The average list price in 1H is quite a bit lower at $233,650, with the median list price at $229,900. The average list price in MLS Area 1G was the highest of the three areas at $395,855, with the median coming in at $362,400.

Three home listings cracked the half-million dollar mark. A 2,745 square foot two-storey home on Paradise Bay is listed at $629,000; a 1,740 square foot bungalow on Geraldine Drive is listed at $599,900; and a 2,350 square foot 1 1/2-storey home on Pepperloaf Crescent is listed at $534,900.
