Listings and sales up, sale prices down in St. Vital, Winnipeg

MLS listings and sales went up while sale prices went down in the month of September 2020 in the Winnipeg neighbourhood of St Vital.

The average selling price of homes went down approximately 19% with the average being $293,452 compared to $361,767 in September 2019. On average a residence took 17 days less to sell in September 2020 as compared to 30 days as well in September 2019.

There were 19 active listings in Winnipeg MLS area 2D at the end of September 2020 as compared to 18 at the end of September 2019, and 29 homes sold in September 2020 compared to 15 in September 2019. The sales-to-listing ratio was 153% in September 2020 compared to 83% in September 2019.

The highest price paid in September 2020 for a home in the neighbourhood of St. Vital was $485,000 for a home on Fifth Avenue. The lowest sale price belonged to a home on St. Thomas Road, which closed at $178,000.

The average selling price of homes went down approximately 8% with the average being $287,688 compared to $263,654 in February 2019. On average a residence took 3 days less to sell in February 2020 as compared to 26 days in February 2019.

The average selling price of homes went up approximately 6% with the average being $287,300 compared to $269,826 in June 2018. On average a residence took 3 days less to sell in June 2019 as compared to 14 days in June 2018.

2018 Listings and sale prices up, sales down in St. Vital, St. Boniface

Real estate changes were decently different from 2017 to 2018 in the Winnipeg neighbourhoods of St. Boniface, Norwood, Elm Park, Norberry, Pulberry, St. Vital, and Van Hull Estates with total homes sold up and average home sale price and number of listings up.

Total active MLS listings at year end were up from 665 in 2017 to 718 in 2018 in Winnipeg MLS areas 2A, 2B, 2C and 2D and total home sales were up from 529 to 536. The sales-to-listing ratio went down a bit, moving from 77.75 percent in 2017 to 75.25 percent in 2018.

The average home sale price in St. Boniface, Norwood, Elm Park, Norberry, Pulberry, St. Vital and Van Hull Estates was up slightly in from $257,606 in 2017 to $299,962 in 2018.

The highest priced home sold in these neighbourhoods in 2018 was located on Victoria Crescent and closed at $880,000. The lowest price paid for a home in these neighbourhoods in 2018 was $75,000 for a home on Kavanagh Street.
