Listings and sales were both down in February 2017 as compared to the same month last year in Winnipeg MLS areas 1Q, 1R and 1S, which includes the neighbourhoods of Grandmont Park, Richmond Lakes, St. Norbert, Bridgwater Center, Bridgwater Forest, Bridgwater Lakes, Bridgwater Trails, Waverley West, Richmond West, South Pointe and Fairfield Park.

There were 23 homes sold in the above neighbourhoods in February 2017 as ccompared to 35 sold in the same month last year. Listings were also down from 116 in February 2016 to 92 in February 2017. And to top it off, it took longer to sell a home in Winnipeg MLS areas 1Q, 1R and 1S in February 2017. Average days on market in February 2017 was 27.66, well up from the 20.33 days required to sell a home in February 2016.

On a brighter note, the average home sale prices were up in Grandmont Park, Richmond Lakes, St. Norbert, Bridgwater Center, Bridgwater Forest, Bridgwater Lakes, Bridgwater Trails, Waverley West, Richmond West, South Pointe, Fairfield Park for February 2017, coming in at $464,909 as compared to $412,285 in the same month last year.

The highest price paid for a home in Winnipeg MLS areas 1Q, 1R and 1S in February 2017 was $1,334,727 for a home on Highland Creek Road, while the lowest price came in at $250,000 for a home on Dorge Drive.
