Two homes sell for more than $20,000 above list in Winnipeg MLS Areas 3H and 3J, but 7/12 homes sell for under list
Two large over-list home sales were the highlights of the real estate transactions in the neighbourhoods of Algonquin Estates, All Season Estates, Eaglemere, Oakwood Estates and Sun Valley over the past 30 days, while three of the four homes that sold in Harbour View South sold for under list.
Eight homes sold in MLS Area 3H, and while five of them sold for less than asking, two homes sold for more than $20,000 over list. A 1,419 square foot bungalow on Green Meadows Avenue sold for $28,500 above asking when it closed at $393,400 and a 1,298 square foot bungalow on Wynyard Bay sold for $22,100 over list when it found new owners at $322,000.
The average price of the homes that sold in Algonquin Estates, All Season Estates, Eaglemere, Oakwood Estates and Sun Valley was $300,994, with the median price coming in at $306,050. The average sale price for the homes that sold in Harbour View South was $310,875, with a media sale price of $295,000.
There are currently 25 homes for sale in Winnipeg MLS Areas 3J and 3H. The average list price of the 14 homes for sale in 3H, which includes the neighbourhoods of Algonquin Estates, All Season Estates, Eaglemere, Oakwood Estates and Sun Valley, is $406,029, with the median price on the current listings at $369,900. The average list price of the 11 homes currently for sale in MLS Area 3J Harbour View South is $432,738, with the median price coming in at $409,900. There is also one condo for sale in Harbour View South on Grassie Road priced at $334,900. Six of the homes for sale in MLS Areas 3J and 3H are priced at over $500,000.
