MLS listings, sales and home prices went down in the month of February 2018 for the Winnipeg neighbourhoods of MLS areas St. Vital, Bright Oaks, Elm Park, Norberry, Pulberry, River Pointe, Van Hull Estates, Meadowood, River Park South, Dakota Crossing and South Glen.

The average selling price of homes went down approximately 13.28% with the average being $305,800 compared to $352,624 in February 2017. On average a residence took 35 days more to sell compared to the average of 49.5 days in February 2017.

There were 51 active listings in Winnipeg MLS areas 2C, 2D, 2E and 2F at the end of February 2018 as compared to 58 at the end of February 2017, and 35 homes sold in February 2018 as compared to 40 in 2017. The sales-to-listing ratio decreased from 69.25 percent in February 2017 to 60.25 percent in February 2018.

The highest price paid in 2018 for a home in the neighbourhoods of St. Vital, Bright Oaks, Elm Park, Norberry, Pulberry, River Pointe, Van Hull Estates, Meadowood, River Park South, Dakota Crossing and South Glen was $487,000 for a home on Ravensden Drive. The lowest sale price belonged to a home on Essex Street, which closed at $162,000.
