Eight of 10 homes sell for less than asking price, but two bring more than 20,000 over list

Ten homes were sold in St. Boniface, Norwood and Norwood Flats over the past 30 days and all but two brought less than their asking price. The two homes that did sell for more than list in Winnipeg MLS Areas 2A and 2B however, did very well. A 1 1/2-storey home on Ferndale Avenue sold for $20,100 above asking when it closed at $300,000 and a two-storey home on Horace Street brought $23,100 more than list price when it closed at $238,000.

Two of the eight homes that sold were in St. Boniface and they brought $163,000 and $243,000. The eight homes that sold in Norwood and Norwood Flats sold for an average price of $240,488 and a median price of $239,950.

Two condos also sold over the past 30 days in Norwood and St. Boniface, one in each neighbourhood. The St. Boniface condo brought $7,500 less than asking when it closed at $222,500 and the Norwood Condo sold for $175,500, $4,400 less than its list price.

There are currently six homes for sale in St. Boniface with the average price being $289,892 and the median price coming in at $274,900. The highest priced home currently listed in St. Boniface is a two storey home on Rue Hebert Street listed at $499,852. There are four homes for sale in Norwood and Norwood Flast, with an average asking price of $247,400 and a median price of $244,900.
