Home Prices down 3.45% in Norwood

New listings on the Winnipeg MLS market held steady during June 2017 in Norwood, Norwood Flats and St. Boniface when compared to June 2016. Home sales in these areas during this same period were down slightly in the above areas.

There were 20 homes sold in Winnipeg MLS 2A and 2B in June 2017 compared to 23 in the same month in 2016. Active listings remained steady with 20  new listings in June 2017. The average days required to sell a home was remained steady as well with 14. 5 days in June 2017 to sell a home. The average sale price of a home changing hands in Norwood, Norwood Flast and St. Boniface was  down 3.45 % from $282,718 in June 2016 to $272,974 in June 2017.

The highest price paid for a home in Winnipeg MLS areas 2A and 2B in June 2017 was $777,000 for a home on Lyndales Drive, while the lowest price came in at $157,900 for a home on Dollard Boulevard.

Strong Month for Bridgewater

Listings were down but average home sale prices were up for June 2017 in the Winnipeg neighbourhoods of Bridgwater Center, Bridgwater Forest, Bridgwater Lakes, Bridgwater Trails, Fairfield Park, Grandmont Park, Richmond Lakes, South Pointe, St. Norbert,  and Waverly West, compared to the same month last year.

There were 106 active home listings in Winnipeg MLS areas 1Q, 1R and 1S in June 2017 as compared to 133 listings during the same period last year, and the average days required to sell a home rose slightly  from 23.0 last June to 25.34 days in June 2017.

Home sales numbers increased  from 51 in June 2016 to 60 in 2017 in Bridgwater Center, Bridgwater Forest, Bridgwater Lakes, Bridgwater Trails, Fairfield Park, Grandmont Park, Richmond Lakes, South Pointe, St. Norbert, and Waverly West , and the average home sale price rose from $385,110 to $423,958.

The highest price paid for a home in MLS areas 1Q, 1R and 1S in June 2017 was $1,230,487 for a home on Rose Lake Court . The lowest price paid was $241,000 for a home on La Barriere Street.

Richmond West MLS Market Thriving

The average home sale price was up in June 2017 in the Winnipeg neighbourhoods of Fort Garry, Fort Richmond, University Heights, Waverly Heights and Wildwood as compared to June 2016, and the number of homes listed on MLS in these neighbourhoods decreased somewhat during the same period.

It took an average of 11.25 days to sell a home in Winnipeg MLS areas 1J, 1Jw 1K  and 1L which was lower compared to June 2016 at 15.00 days. The average home sale price increased from $333,432 in June 2016 to $359,752 in June 2017.

Total active listings in Fort Garry, Fort Richmond, University Heights, Waverly Heights and Wildwood were down in June 2017 to 35, compared to 37 in June 2016. Total sales in these neighbourhoods increased with 50 homes changing hands in June 2017 compared to 45 in June 2016.

The lowest home sale price for June 2017 came in at $250,000 for a home on Riviera Crescent while the highest price paid was for a home on that changed hands for $815,000 on Kilkenny Drive.

Home sales and MLS active listings were down in Armstrong’s Point, Crescentwood, River Heights North, Middle and South and Tuxedo in June 2017 when compared to June 2016. Selling prices of homes in these Winnipeg neighbourhoods decreased during the same period.

There were 45 homes sold in Winnipeg MLS 1C, 1D and 1E in June 2017 compared to 57 in the same month in 2016. Active listings were down from 67 in June 2016 to 56 in June 2017. The average days required to sell a home was also down from 24.66 days in June 2016 to 15 days in June 2017.

The average home sale price in Armstrong’s Point, Crescentwood, River Heights North, Middle and South and Tuxedo in June 2017 was $493,397 which was a decrease compared to the June 2016 average home sale price in these neighbourhoods of $520,944.

The highest price paid for a home in Winnipeg MLS areas 1C, 1D and 1E in June 2017 was $940,000 for a home on West Taylor Boulevard. The lowest price paid for a home in these neighbourhoods was $255,000 for a home on Cambridge Street.

Home Sale Prices in Crescentwood Increase 3.80%

Home sales in the Winnipeg neighbourhoods of Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts, Osborne Village and Riverview were down in June 2017 as compared to June 2016, and the number of days required to sell a home in these neighbourhoods increased during the same period.

It took an average of 12.25 days to sell a home in Winnipeg MLS areas 1A, 1Aw, 1B and 1Bw in June 2016. That number increased to 16.0 days in June 2017. Home sales decreased from 52 in June 2016 to 37 in June 2017.

Total active listings in Corydon, Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts and Osborne Village were down in June 2017 to 21, compared to 30 in June 2016. Average home selling prices in these neighbourhoods increased from $278,832 in 2016 to $289,414 in 2017 during this period.

The lowest home sale price for June 2017 came in at $132,000 for a home on Garfield Avenue while the highest price paid was for a home on Maplewood Avenue that changed hands for $467,000.
