19/34 homes sell for under list in Westwood, St. Charles, Crestview and Heritage Park, but 9/12 sell for over list in Westwood and St. Charles

Thirty-four homes sold in Westwood, St. Charles, Crestview and Heritage Park over the past month, and while the under-list trend continued, the real estate market did appear to be starting to balance itself.

Only three of the 12 homes that sold in Winnipeg MLS Area 5G sold for less than asking, while 16 of the 22 homes that sold in MLS Area 5H sold for under list. MLS Area 5G includes the neighbourhoods of Westwood and St. Charles. MLS Area 5H covers the neighbourhoods of Crestview and Heritage Park.

The average home sale price in Westwood and St. Charles over the past 30 days was $320,700, with the median price coming in at $302,450. The average sale price in Crestview and Heritage Park was $267,738, with the median sale price coming in at $265,000. Nine homes in Westwood and St. Charles sold for over list, with the highlight being a 1,232 square foot bungalow on Alcott Street that brought $20,100 above asking when it closed at $360,000. A 2,162 square foot 4-level split home on Scalena Place led the under-list sales when it brought $34,900 less than asking, closing at $290,000.

Two condos sold in St. Charles and Westwood over the past month and both brought less than their asking prices when they closed at $245,000 and $200,000. Two of the three condos that sold in Crestview and Heritage Park also brought less than asking when they closed at $139,000 and $135,000.

There are currently 34 homes for sale in Westwood, St. Charles, Crestview and Heritage Park. The average list price in Westwood and St. Charles is $294,573, with the median coming in at $304,900. Numbers are similar in Crestview and Heritage Park, with an average list price of $318,000 and a median price of $299,900. There are 16 condos for sale in Crestview and Heritage Park with an average list price of $194,638 and a median price of $199,925. There is a single condo for sale in the neighbourhoods of Westwood and St. Charles. List price on the loner is $404,145.
