Nine of 11 homes in Winnipeg MLS Areas 3D and 3E sell for under list, 17 homes currently on the market

Eleven homes were sold in East Kildonan and Valley Gardens over the past 30 days and the Winnipeg real estate market’s under-list trend continued with nine of the 11 selling for less than asking price. The average home sale price in Winnipeg MLS Area 3D, which covers East Kildonan, came in at $234,000, with a median price of $240,000. The average home sale price in Winnipeg MLS Area 3E, which covers both East Kildonan and Valley Gardens, came in quite a bit higher at $307,250. The median sale price was also higher in MLS Area 3E, at $313,500.

There were a few bright spots in the East Kildonan and Valley Gardens real estate market. An 1,170 square foot bungalow on Bronx Avenue sold for $15,100 over list when it closed at $255,000, and a 1,070 square foot bungalow on Neil Avenue brought $7,100 more than asking when it closed at $262,000. Worst among the under-list sales was a bungalow on Brazier Street that sold for $15,000 less than its asking price when it closed at $240,000.

The average under-list amount for the nine homes that sold in East Kildonan and Valley Gardens was $6,578 while the median amount under list was $4,900. Days on the market (DOM) for the homes that sold ranged from five days to 64 days. There were no condo sales in MLS Areas 3D and 3E over the past month.
