10 homes sold in St. Vital over past 30 days, 19 current listings

Ten homes and one condo sold over the past month in Winnipeg MLS Areas 2C and 2D, which include the neighbourhoods of Bright Oaks, Elm Park, Norberry, Normand Park, Pulberry, River Pointe, Van Hull Estates and St. Vital.

Only one home sold for list price, while six including the condo brought less than asking and four homes brought more than list. On the above list sales side two homes did quite well. A 1 1/2-storey home on Handyside Avenue brought $18,100 more than asking when it closed at $228,000, and a bungalow on Worthington Avenue sold for $15,100 above list when it closed at $265,000. A two-storey home on Kingston Row led the under list sales when it closed at $487,500, $42,400 less than its asking price.

The average price of the homes that sold in St. Vital over the past 30 days was $244,225 while the median price came in at $245,900. In the neighbourhoods of Bright Oaks, Elm Park, Norberry, Normand Park, Pulberry, River Pointe, Van Hull Estates both the average and median price came in at $364,000. The condo that sold on Van Hull Way brought $3,612 less than asking when it closed at $282,888.
