12/17 homes sell for less than asking in Winnipeg MLS Areas 1F, 1G, 1H, 24 homes currently listed

Three large under-list home sales were mildly balanced by two good over-list purchases in Winnipeg MLS Areas 1F, 1G and 1H over the past month, but 12 of the 17 homes that sold in these neighbourhoods brought less than their asking prices.

Four of five homes sold for under list in MLS Area 1F, which includes the neighbourhoods of Assiniboine Woods, Charleswood and River West Park. Five of nine homes that sold in MLS Area 1G, which is limited only to Charleswood, brought less than their asking price, and all three of the homes that sold in MLS Area 1H, which includes the neighbourrhoods of Charleswood and Westdale, sold for under list.

The leaders among the under-list sales were homes on Marlton Crescent, Southboine Drive and Barker Boulevard, which sold for $29,900, $24,900 and $19,900 under list when they closed at $610,000, $485,000 and $340,000 respectively. Winners among the over-list sales were a 1,352 square foot bungalow on Harstone Road that brought $30,100 more than asking when it closed at $430,000, and a 1,430 square foot bungalow on Buckingham Road that sold for $410,000, $20,100 more than list.

The average home sale price in MLS Area 1F came in at $351,201, with the median sale price being $340,000. In MLS Area 1G the average home sale price was $394,667 and the median price was $410,100. MLS Area 1H came in quite a bit lower on the scale, with closing prices averaging out to $251,250 and a median sale price of $220,000.

Only one condo sold in the neighbourhoods covered by MLS Areas 1F, 1G and 1H over the past 30 days. Located in Chaleswood, the 1,260 square foot unit on Mayfield Crescent sold for $12,900 less than its asking price when it closed at $302,000.

The average price list price of the homes listed in in MLS Area 1F is $420,740, with the median price coming in at $309,900. The 17 homes for sale in MLS Area 1G, Charleswood, have an average list price of $392,641, with a median of $384,900. There are two homes for sale in MLS Area 1H, with asking prices of $189,900 and $219,900.

The highest priced homes among the current listings in MLS Areas 1F, 1G and 1H belong to a 2,770 square foot two-storey home on Wiliam Marshall Way listed at $824,900, and a 2,297 square foot two-storey home on Charleswood Road listed at $649,900.
