17/23 homes sell for less than asking in Amber Trails, Garden City, Old Kildonan and Parkway Village

The under-list real estate trend continued in the Winnipeg MLS 4F and 4G neighbourhoods of Amber Trails, Garden City, Old Kildonan and Parkway Village over the past month with 17 of 23 homes selling for less than asking price.

The average sale price of the 13 homes that sold in 4F, which includes Amber Trails, Garden City, Old Kildonan and Parkway Village was $350,964, with the median price coming in at $369,900. Two condos also sold in 4F over the past month, one for its list price of $267,900 and another for $7,900 under list at $255,000. The average sale price of the 10 homes that sold in 4G, which includes only Garden City, came in at $274,120, with the median at $262,250.

There are currently 21 homes for sale in MLS Area 4F and seven homes for sale in MLS Area 4G. The average list price in 4F is $387,374, with the median price set at $379,900. The average list price in MLS Area 4G is $288,557, with the median coming in at $289,900. There is also one condo listed for sale in 4F at $257,897.
