24/39 homes sell for less than list in Armstrong’s Point, River Heights, River Heights North, Crescentwood, River Heights South and Tuxedo, but over-list sales improve averages
Twenty-four of 39 homes sold in Winnipeg MLS Areas 1C, 1D and 1E brought for less than their asking prices over the last month, but at least the percentage of under-list sales was lower than average and six homes did sell for more than $20,000 above list.
Twenty-one homes sold in MLS Area 1C, which includes the neighbourhoods of Armstrong’s Point, River Heights, River Heights North and Crescentwood. Highlights in the 1C neighbourhoods included a 1,204 square foot 1 3/4-storey home on Brock Street that sold for $20,100 over list when it closed at $420,000 and an 846 square foot bungalow on Lark Street that garnered $17,100 more than asking when it found new owners at $287,000. The average home sale price in 1C was $403,619, with the median sale price coming in at $422,000.
There were also some bright spots in MLS Area 1D, which includes the neighbourhoods of River Heights and River Heights South. The four over-list sales in these neighbourhoods included a 1,365 square foot bungalow on Ash Street that sold for $30,100 over list when it closed at $350,000; a 1,000 square foot bungalow on Niagra Street sold for $25,100 above list when it closed at $305,000; a 1,368 square foot bungalow on Queenston Street brought $22,200 more than asking when it closed at $422,100; and a 1,336 square foot bungalow on Campbell Sreet sold for $24,000 more than its asking price when it changed hands at $323,900. The average sale price in MLS Area 1D was $348,491, with a median sale price of $323,900.
Only one home sold for more than asking in Tuxedo, which is represented by MLS Area 1E. A 1,543 square foot bungalow on Laidlaw Blvd. sold for $25,600 more than asking when it closed at $525,500. There was also one home sale in Tuxedo that broke the million-dollar mark. A 3,231 square foot two-storey home sold for $22,777 under list when it closed at $1,025,000. The average home sale price in Tuxedo came in at $595,771, with a median sale price of $525,500.
Nine condos sold in River Heights, River Heights South and Tuxedo. Six of the nine condos that sold brought less than their asking price and three sold for list price. The average condo sale price in Tuxedo was $338,600 with the median sale price coming in at $284,700. The average condo sale price in River Heights and River Heights South was $167,680, with a median sale price of $170,000.

There are currently 41 homes for sale in Tuxedo, Armstrong’s Point, River Heights, River Heights North, Crescentwood and River Heights South, including four homes that are listed for more than $1 million. The average list price of homes for sale in MLS Area 1C is $363,662, with the median coming in at $329,900. The average list price of homes for sale in MLS Area 1D is $437,318 with a median list price of $384,889. Tuxedo comes in quite a bit higher with an average list price of $897,781 and a median list price of $899,900.
