9/14 homes sell for asking price or better in East Fort Garry, Fort Garry, West Fort Garry, Wildwood, Fort Richmond and University Heights, 25 current listings

Finally, a bright spot in the Winnipeg real estate market for sellers! Three homes in Winnipeg MLS Area 1JW, West Fort Garry, sold for more than $20,000 above asking over the past 30 days, and one broke the $30,000 over-list mark. Two additional homes, one in MLS Area 1J and another in 1K, also sold for more than $20,000 above asking.

Winnipeg MLS Area 1J includes the neighbourhoods of East Fort Garry, Fort Garry and Wildwood. MLS Area 1K covers Fort Richmond and University Heights.

This was the first time in quite a while that one of our monthly neighbourhood real estate updates had more over-list home sales than under list. Nine of the 14 homes that sold in East Fort Garry, Fort Garry, West Fort Garry, Wildwood, Fort Richmond and University Heights sold for asking price or better. Homes on Windermere Avenue, Waterford Bay, Beaumont Bay and Townsend Avenue sold for more than $20,000 over list when they closed at $320,000, $290,000, $266,000 and $190,500 respectively. The home that broke the $30,000 over-list mark was a 1,358 square foot bungalow on Mars Drive that closed at $320,100.

Five homes sold in East Fort Garry, Fort Garry and Wildwood for an average of $342,140, with the median sale price coming in at $320,000. Five homes sold in West Fort Garry for an average price of $250,200 and a median price of $266,000, and four homes sold in Fort Richmond and University Heights for an average of $318,850, with the median home sale price coming in at $344,900. Needless to say, sellers in these neighbourhoods got some pleasant surprises considering the recent under-list trend in the Winnipeg real estate market.

The condo side of the market didn’t fare as well, with six of seven condos selling for under list in in MLS Areas 1J and 1K. There were no condo sales in MLS Area 1JW. The average sale price on the condos in 1J was $185,333, with the median price coming in at $179,000. The average condo sale price in MLS area 1K was $178,250, with the median being $179,000.

There are currently 25 homes for sale in MLS Areas 1J, 1JW and 1K, 11 in 1J, five in 1JW and nine in 1K.

The average list price of the homes current for sale in the 1J neighbourhoods of East Fort Garry, Fort Garry and Wildwood is $522,364, with the median coming in at $349,900. The average list price of the homes for sale in 1JW, West Fort Garry, is $260,920, with the median price at $289,900. The 1K neighbourhoods of Fort Richmond and University Heights fell in the middle with an average list price of $408,006 and a median list price of $379,900.

The highlight of the current MLS Listings in 1J, 1JW and 1K is a 5,238 two-storey home on South Drive listed at $1,698,800.
