Listings and sales up, sale prices down in Amber Trails, Winnipeg

MLS listings and sales went up while sale prices went down in the month of October 2018 in the Winnipeg neighbourhood of Amber Trails.

The average selling price of homes went down approximately 9% with the average being $396,490 compared to $436,168 in October 2017. On average a residence took 17 days more to sell in October 2018 as compared to 21 days in October 2017.

There were 22 active listings in Winnipeg MLS area 4F at the end of October 2018 as compared to 20 at the end of October 2017, and 10 homes sold in October 2018 as compared to 6 in 2017. The sales-to-listing ratio was 45% in October 2018 compared to 30% in October 2017.

The highest price paid in October 2018 for a home in the neighbourhood of the Amber Trails was $467,896 for a home on Cartesian Gate. The lowest sale price belonged to a home on Garden Park Drive, which closed at $325,000.

MLS listings, sales and sale prices went up in the month of April 2018 for the Winnipeg neighbourhood of MLS area Amber Trails.

The average selling price of homes went down approximately 7.9% with the average being $437,692 compared to $403,090 in April 2017. On average a residence took 6 days less to sell compared to the average of 20 days in April 2017.

There were 31 active listings in Winnipeg MLS area 4F at the end of April 2018 as compared to 22 at the end of April 2017, and 13 homes sold in April 2018 as compared to 10 in 2017. The sales-to-listing ratio decreased from 45 percent in April 2017 to 42 percent in April 2018.

The highest price paid in April 2018 for a home in the neighbourhood of Riverbend was $775,289 for a home on Tennant Gate. The lowest sale price belonged to a home on Swailes Avenue, which closed at $332,000.

Quiet month for Garden City real estate as under-list trend continues

It was a relatively quiet 30 days for the neighbourhoods of Amber Trails, Old Kildonan, Parkway Village and Garden City when compared to other areas of the Winnipeg real estate market. Only six homes and one condo were sold in these neighbourhoods over the past month.

Three homes and one condo sold in Winnipeg MLS Area 4F, which covers the neighbourhoods of Amber Trails, Garden City, Old Kildonan and Parkway Village, and three homes sold in MLS Area 4G, which covers Garden City only. Only one of the seven sales was for more than asking price, and that was for a 1,256 square foot bugalow on Laurel Bay that brought $100 over list
when it closed at an even $300,000.

The average price of the homes that sold in MLS Area 4F was $394,833, with the median sale price coming in at $410,000. The average home sale price in 4G was $298,333 and the median sale price was $300,000. The condo that sold on Templeton Avenue brought $8,400 less than asking when it closed at $226,500.

Homes for sale in Amber Trails, Garden City, Old Kildonan and Parkway Village

There are currently 29 homes for sale in the neighbourhoods of Amber Trails, Garden City, Old Kildonan and Parkway Village, 22 in MLS Area 4F and seven in MLS Area 4G. The average price of the homes currently listed in 4F is $423,144 and the median list price is $429,150. The average list price for the homes currently for sale in 4G is $309,900, with the median price coming in at $299,900.

Highlights among the current listings in Amber Trails, Garden City, Old Kildonan and Parkway Village are two homes that broke the $500,000 mark. A 1,676 square foot bungalow on Thorn Drive is listed at $579,999 and an 1,849 square foot bungalow on Tessler Bay is listed at $549,000. With only a rare few homes selling for their asking price in the current Winnipeg real estate market, it will be intersting to see if these two luxury homes can buck the trend.
