Listings, sales and sale prices up in Bridgwater, Winnipeg

MLS listings, sales and sale prices went up in the month of May 2019 in the Winnipeg neighbourhood of Bridgwater.

The average selling price of homes went up approximately 5.9% with the average being $522,807 compared to $491,918 in May 2018. On average a residence took 15 days more to sell in May 2019 as compared to 20 days in May 2018.

There were 179 active listings in Winnipeg MLS area 1R at the end of May 2019 as compared to 128 at the end of May 2019, and 42 homes sold in May 2019 as compared to 38 in 2018. The sales-to-listing ratio was 23% in May 2019 compared to 30% in May 2018.

The highest price paid in May 2019 for a home in the neighbourhood of Bridgwater was $789,900 for a home on Stan Bailie Drive. The lowest sale price belonged to a home on Sablewood Road, which closed at $363,500.

Listings and sale prices up, sales down in 2019 for Bridgwater

MLS listings and sale prices went up while sales went down in the month of January 2019 in the Winnipeg neighbourhood of Bridgwater.

The average selling price of homes went up approximately 10% with the average being $589,486 compared to $527,876 in January 2018. On average a residence took 25 days less to sell in January 2019 as compared to 38 days in January 2018.

There were 124 active listings in Winnipeg MLS area 1R at the end of January 2019 as compared to 73 at the end of January 2019, and 11 homes sold in January 2019 as compared to 12 in 2018. The sales-to-listing ratio was 9% in January 2019 compared to 16% in January 2018.

The highest price paid in January 2019 for a home in the neighbourhood of Bridgwater was $940,000 for a home on Lake Forest Road. The lowest sale price belonged to a home on Silver Creek Road, which closed at $372,000.

MLS listings and sales went up while sale prices went down in the month of June 2018 for the Winnipeg neighbourhood of MLS area Bridgwater.

The average selling price of homes went down approximately 8.5% with the average being $508,468 compared to $555,606 in June 2017. On average a residence took 3 days less to sell in June 2018 compared to the average of 34 days in June 2017.

There were 99 active listings in Winnipeg MLS area 1R at the end of June 2018 as compared to 77 at the end of June 2017, and 44 homes sold in June 2018 as compared to 30 in 2017. The sales-to-listing ratio was 44% in June 2018 compared to 39% in June 2017.

The highest price paid in June 2018 for a home in the neighbourhood of Bridgwater was $680,000 for a home on Lake Bend Road. The lowest sale price belonged to a home on Windflower Road, which closed at $377,377.

Home sales, listings and average home sale prices up in St. Norbert, Bridgwater and Waverly West

Home sales, listings and average home sale prices were up in the Winnipeg neighbourhoods of Grandmont Park, Richmond Lakes, St. Norbert, Bridgwater Center, Bridgwater Forest, Bridgwater Lakes, Bridgwater Trails, Waverley West, Richmond West, South Pointe and Fairfield Park in 2017, while the average number of a days required to sell a home was down.

Ther were 778 active listings at the end of 2017 in Winnipeg MLS areas 1Q, 1R and 1S as compared to 764 active listings in 2016 and 491 homes were sold in 2017, 10 more than in 2016 in these areas. The average home sale price also rose from $410,104 in 2016 to $420,238 in 2017.

The average number of days required to sell a home in Grandmont Park, Richmond Lakes, St. Norbert, Bridgwater Center, Bridgwater Forest, Bridgwater Lakes, Bridgwater Trails, Waverley West, Richmond West, South Pointe and Fairfield Park was 25.33 in 2017 as compared to 29.33 in 2016, while the sales to listing ratio remained constant at 72%.

The highest priced paid for a home in MLS areas 1Q, 1R and 1S in 2017 was $1,385,000 for a home on Willow Brook Road. The lowest price paid was $343,750 for a home on Gervais Place.

Listings and sales down in Winnipeg MLS areas 1Q, 1R and 1S

Listings and sales were both down in February 2017 as compared to the same month last year in Winnipeg MLS areas 1Q, 1R and 1S, which includes the neighbourhoods of Grandmont Park, Richmond Lakes, St. Norbert, Bridgwater Center, Bridgwater Forest, Bridgwater Lakes, Bridgwater Trails, Waverley West, Richmond West, South Pointe and Fairfield Park.

There were 23 homes sold in the above neighbourhoods in February 2017 as ccompared to 35 sold in the same month last year. Listings were also down from 116 in February 2016 to 92 in February 2017. And to top it off, it took longer to sell a home in Winnipeg MLS areas 1Q, 1R and 1S in February 2017. Average days on market in February 2017 was 27.66, well up from the 20.33 days required to sell a home in February 2016.

On a brighter note, the average home sale prices were up in Grandmont Park, Richmond Lakes, St. Norbert, Bridgwater Center, Bridgwater Forest, Bridgwater Lakes, Bridgwater Trails, Waverley West, Richmond West, South Pointe, Fairfield Park for February 2017, coming in at $464,909 as compared to $412,285 in the same month last year.

The highest price paid for a home in Winnipeg MLS areas 1Q, 1R and 1S in February 2017 was $1,334,727 for a home on Highland Creek Road, while the lowest price came in at $250,000 for a home on Dorge Drive.
