Listings same, sales down, sale prices up in Tyndall Park

MLS listings stayed the same while sales went down and sale prices went up in the month of April 2018 for the Winnipeg neighbourhood of MLS area Tyndall Park.

The average selling price of homes went up approximately 20.5% with the average being $346,600 compared to $275,225 in April 2017. On average a residence took 58 days less to sell compared to the average of 66 days in April 2017.

There were 7 active listings in Winnipeg MLS area 4J at the end of April 2018 as compared to 7 at the end of April 2017, and 3 homes sold in April 2018 as compared to 4 in 2017. The sales-to-listing ratio decreased from 57 percent in April 2017 to 43 percent in April 2018.

The highest price paid in April 2018 for a home in the neighbourhood of Tyndall Park was $460,000 for a home on Kurt Avenue. The lowest sale price belonged to a home on Fuga Bay, which closed at $260,000.

Maples MLS Market Sees Consistent August

Active listings and home sales were down in August 2017 for the Winnipeg neighbourhoods of Foxwarren Estates, Maples, Maple Glen, Mandalay North and West, North Meadows, Seven Oaks Crossing, Tyndall Park, Garden Grove, Meadowview, North Meadows, Castlebury Meadows and Waterford Green, average selling prices remained steady during the same period compared to August 2016.

There were 27 homes sales in August 2016 in Winnipeg MLS areas 4H, 4J, 4K, 4L, which cover the aforementioned neighbourhoods, as compared to 23 home sales in August 2017. The average sale price for a home in these neighbourhoods in August 2016 was $313,600 as compared to $313,958 in August 2017.

Active listings in August 2017 in the neighbourhoods of Foxwarren Estates, Maples, Maple Glen, Mandalay North & West, North Meadows, Seven Oaks Crossing, Tyndall Park, Garden Grove, Meadowview, North Meadows, Castlebury Meadows and Waterford Green came in at 64, considerably less than August 2016’s listings total of 81.

It took an average of 22.25 days to sell a home in these neighbourhoods in August 2017, while in 2016 it took 33.50 days.

The highest price for a home in these neighbourhoods in August 2017 belonged to a home on Oakstone Place, which closed at $395,000. The lowest price paid was $185,000 for a home on Manor House Court.

Maples Home Prices Increase by 2.65%

Active listings and home sales were down in May 2017 for the Winnipeg neighbourhoods of Foxwarren Estates, Maples, Maple Glen, Mandalay North and West, North Meadows, Seven Oaks Crossing, Tyndall Park, Garden Grove, Meadowview, North Meadows, Castlebury Meadows and Waterford Green, but  average selling prices were up during the same period compared to May 2016.

There were 32 homes sales in May 2016 in Winnipeg MLS areas 4H, 4J, 4K, 4L, which cover the aforementioned neighbourhoods, as compared to 26 home sales in May 2017. The average sale price for a home in these neighbourhoods in May 2016 was $304,510 as compared to $312,572 in May 2017.

Active listings in May 2017 in the neighbourhoods of Foxwarren Estates, Maples, Maple Glen, Mandalay North & West, North Meadows, Seven Oaks Crossing, Tyndall Park, Garden Grove, Meadowview, North Meadows, Castlebury Meadows and Waterford Green came in at 46, considerably less than May 2016’s listings total of 86.

Home sales and average home sale prices were up in 2016 for the Winnipeg neighbourhoods of Foxwarren Estates, Maples, Maple Glen, Mandalay North & West, North Meadows, Seven Oaks Crossing, Tyndall Park, Garden Grove, Meadowview, North Meadows, Castlebury Meadows and Waterford Green, but total active listings at year end were down.

There were 297 homes sales in 2016 in Winnipeg MLS areas 4H, 4J, 4K, 4L, which cover the aforementioned neighbourhoods, as compared to 290 home sales in 2015. The average sale price for a home in these neighbourhoods in 2016 was $306,883 as compared to $301,671 in 2015.

Year-end listings in 2016 in the neighbourhoods of Foxwarren Estates, Maples, Maple Glen, Mandalay North & West, North Meadows, Seven Oaks Crossing, Tyndall Park, Garden Grove, Meadowview, North Meadows, Castlebury Meadows and Waterford Green came in at 504, 21 less than 2015’s year-end listings total of 525.

It took an average of 28.5 days to sell a home in these neighbourhoods in 2016, while in 2015 it took 31.75 days. Another good sign for sellers!

The highest price for a home in these neighbourhoods in 2016 belonged to a home on Luzon Bay, which closed at $610,150. The lowest price paid was $173,000 for a home on Mandalay Drive.

Winnipeg MLS Areas 4H and 4J not immune to under-list home sales trend

Nine of the 11 homes that sold in the neighbourhoods of Foxwarren Estates, Maples, Maple Glen, Mandalay North, Mandalay West, North Meadows, Seven Oaks Crossings and Tyndall Park sold for less than their asking prices over the past month, following the Winnipeg-wide trend that has enveloped the local real estate market.

Eight of the homes that sold were in Winnipeg MLS Area 4H, where the average sale price came in at $348,238 and the median sale price came in at $338,950. Three homes sold In MLS Area 4J, which covers the lone neighbourhood of Tyndall Park. The average home sale price in 4J was $229,750, with the median sale price coming in at $259,000.

On the somewhat bright side, only one of the homes that sold went for more than $10,000 under list. A two-storey home on Hood Avenue sold for $12,000 less than asking when it closed at $337,900. There was also a vacant lot on Kurt Avenue that sold for $17,900 under list when it changed hands at $107,000.

There was one condo sale in MLS Area 4H. A bungalow-style condo on Watson Street sold for $6,400 less than asking when it closed at $173,500.

There are currently five homes for sale in Tyndall Park with an average list price of $268,100 and a median list price of $289,900. There are 24 homes for sale in the 4H neighbourhoods of Foxwarren Estates, Maples, Maple Glen, Mandalay North, Mandalay West, North Meadows and Seven Oaks Crossings, with an average list price of $325,488 and a median list price of $289,900.

Four of the homes for sale in 4H are listed at more than $400,000 including an 1,820 square foot bungalow on Robins Nest Bay priced at $479,000, a 1,764 cabover on Foxwarren Drive priced at $449,900, an 1,802 square foot bungalow on Strewchuk Bay priced at $449,900, and a 1,729 square foot bungalow on Gardenton Avenue listed at $414,900.
