Over-list sales in East Kildonan, River East and Algonquin Park tempered as 12/18 homes sell for less than asking price

Rather than start off with the high percentage of under list-sales, how about we start with the over-list sales for a change!

There were two good over-list sales in Winnipeg MLS Areas 3F and 3G over the past month including a 930 square foot bungalow on Callum Crescent that brought $16,100 more than asking when it closed at $236,000, and a 1,017 square foot bungaow on Chornick Drive that sold for $10,100 over list when it closed at $300,000. After that we were back to a high percentage of under-list sales, this time in MLS Area 3F, which includes the Winnipeg neighbourhoods of North Kildonan and River East, and MLS Area 3G, which includes the neighbourhoods of Algonquin Park, River East and North Kildonan.

Twelve of 18 homes that sold in 3F and 3G brought less than asking price over the past 30 days. The average sale price of the nine homes that sold in 3F was $263,989 and the median sale price was $256,000. The average sale price of the nine homes that sold in MLS Area 3G was higher at $319,322, as was the median at $325,000.

The condo market balanced nicely in MLS Areas 3F and 3G, with two condos selling for over list and two selling for under list. The single condo that sold in 3F brought $9,900 less than asking when it closed at $170,000. In MLS Area 3G one condo on Henderson Highway sold for $4,900 less than asking when it closed at $200,000 while two additional condos on Henderson Highway sold for $100 and $3,586 over list when they closed at $168,000 and $223,485 respectively.

There are currently 28 homes for sale in North Kildonan, River East and Algonquin Park, 12 in MLS Area 3F and 16 in 3G. The average list price in 3F is $305,583, with the median list price coming in at $286,950. The average list price in 3G is quite a bit higher at $396,650, with the median list price at $393,250.

Three current MLS listings broke the half-million dollar mark. A 2,272 square foot two-storey home on Zacharias Place is listed at $559,900; a 2,504 square foot bungalow on Marcie Street SE is listed at $548,000; and a 2,869 square foot two-storey home on Zeglinski Crescent is listed at $529,900.

There are two condos for sale in 3F and three condos for sale in 3G. The two condos listed in MLS Area 3F are priced at $220,000 and $169,900. The three condos for sale in MLS Area 3G are listed at $324,900, $219,900 and $197,500.
