MLS listings and sale price went up, sales went down in the month of November 2022 in the Winnipeg neighbourhood of Island Lakes.

The average selling price of homes went down approximately 9.91% with the average being $620,000 in November 2022 compared to $558,545 in November 2021. On average a residence took 24 days to sell in November 2022 as compared to 13 days in November 2021.

There were 18 active listings in Winnipeg MLS area 2J Island Lakes at the end of November as compared to 5 at the end of November 2021, and 9 homes sold in November 2022 compared to 14 in November 2021. The sales-to-listing ratio was 50% in November 2022 compared to 280% in November 2021.

The highest price paid in November 2022 for a home in the neighbourhood of Island Lakes was $1,200,000 for a home on Eastoak Drive. The lowest sale price belonged to a home on Tidewater Bay, which closed at $434,000

Windsor Park Home Sales Increase

The number of days to sell a home was up and home sales was up in August 2017 as compared to the same month last year in Winnipeg MLS areas 2G,2H,2J and 2K, which includes the neighbourhoods of Island Lakes, Sage Creek, Southdale, Southland Park, Windsor Park.

There were 59 homes sold in the above neighbourhoods in August 2017 as compared to 51 sold in the same month last year. It took slightly more time to sell a home in Winnipeg MLS areas 2G, 2H, 2J and 2K in August 2017. Average days on market in August 2017 was 24.5, up from the 22.00 days required to sell a home in August 2016.

The average home sale prices were up slightly in Island Lakes, Sage Creek, Southdale, Southland Park, and Windsor Park for August 2017, coming in at $417,853 as compared to $397,633 in the same month last year. Listings on the Winnipeg MLS market in 2G, 2H, 2J and 2K were down in August 2017 from the 104 homes available in 2016 coming in at 83 this year.

The highest price paid for a home in Winnipeg MLS areas 2A and 2B in August 2017 was $625,000 for a home on Red Lily Drive, while the lowest price came in at $227,000 for a home on Elizabeth Road .

The number of days to sell a home and  home sales were both up in March 2017 as compared to the same month last year in Winnipeg MLS areas 2G,2H,2J and 2K, which includes the neighbourhoods of Island Lakes, Sage Creek, Southdale, Southland Park, Windsor Park.

There were 59 homes sold in the above neighbourhoods in March 2017 as compared to 41 sold in the same month last year. It took more time to sell a home in Winnipeg MLS areas 2G, 2H, 2J and 2K in March 2017. Average days on market in March 2017 was 25.25, slightly up from the 22.50 days required to sell a home in March 2016.

On a brighter note, the average home sale prices were up in Island Lakes, Sage Creek, Southdale, Southland Park, and Windsor Park for March 2017, coming in at $416,762 as compared to $395,101 in the same month last year. Listings on the Winnipeg MLS market in 2G, 2H, 2J and 2K were up in March 2017 from the 7 homes available in 2016.

Listings Down But Average Selling Price is Up in 2G, 2H, 2J and 2K

Listings were down but average home sale prices were up for February 2017 in the Winnipeg neighbourhoods of Niakwa Park, Windsor Park, Niakwa Place, Southdale, Island Lakes, Royalwood, Ramblewood, Southland Park, Sage Creek and Waterside Estates, compared to the same month last year.

There were 104 active home listings in Winnipeg MLS areas 2G, 2H, 2J, 2K in February 2017 as compared to 109 listings in February 2016, and the average days required to sell a home dropped from 33.25 last February to 31.5 days in February 2017.

Home sales numbers increased from 43 to 49 in Niakwa Park, Windsor Park, Niakwa Place, Southdale, Island Lakes, Royalwood, Ramblewood, Southland Park, Sage Creek and Waterside Estates from February 2016 to February 2017, and the average home sale price rose from $377,947 to $383,453.

The highest price paid for a home in MLS areas 2G, 2H, 2J and 2K in February 2017 was $600,000 for a home on Seaside Drive. The lowest price paid was $177,943 for a home on Shady Shores Drive.

Real estate market up across the board in Winnipeg MLS areas 2G, 2H, 2J and 2K

Home sales, listings and average home sale prices were all up in 2016 for Winnipeg MLS areas 2G, 2H, 2J and 2K, which includes the neighbourhoods of Niakwa Park, Windsor Park, Niakwa Place, Southdale, Island Lakes, Royalwood, Ramblewood, Southland Park, Sage Creek and Waterside Estates.

There were 526 home sales in these Winnipeg neighbourhoods in 2016 as compared to 493 sales in 2015, and the average home sale price was up from $388,594 in 2015 to $414,938 in 2016. There were also 803 active listings at the end of 2016 as compared to 722 in 2015.

The average days required to sell a home in MLS areas 2G, 2H, 2J and 2K dropped from 31.25 in 2016 to 28.4 in 2015.

The highest price paid for a home in the neighbourhoods of Niakwa Park, Windsor Park, Niakwa Place, Southdale, Island Lakes, Royalwood, Ramblewood, Southland Park, Sage Creek and Waterside Estates in 2016 was $1.1 million for a home on Eastoak Drive, while the lowest price belonged to a home on Pembroke Road that closed at $180,000.
