Norwood Experiences a Boost in MLS Inventory

New listings on the Winnipeg MLS market seen a boost during May 2017 in Norwood, Norwood Flats and St. Boniface when compared to May 2016. Home sales in these areas during this same period were uninterrupted.

There were 20 homes sold in Winnipeg MLS 2A and 2B in May 2017 compared to 18 in the same month in 2016. Active listings were up from 18 in May 2016 to 25 in May 2017. The average days required to sell a home was down remarkably from 38 days in May 2016 to 14.5 days in May 2017. The average sale price of a home changing hands in Norwood, Norwood Flast and St. Boniface was considerably down from $331,028 in May 2016 to $275,657 in May 2017.

The highest price paid for a home in Winnipeg MLS areas 2A and 2B in May 2017 was $650,000 for a home on Des Intrepides Promenade, while the lowest price came in at $115,000 for a home on Theo.Nuytten Street.

Home sales and listings on the Winnipeg MLS market were down in Norwood, Norwood Flats and St. Boniface in April 2017 when compared to April 2016.

There were 14 homes sold in Winnipeg MLS 2A and 2B in April 2017 compared to 20 in the same month in 2016. Active listings were down from 21 in March 2016 to 18 in April 2017. The average days required to sell a home was up from 10.67 days in April 2016 to 16 days in April 2017.

The highest price paid for a home in Winnipeg MLS areas 2A and 2B in April 2017 was $571,00 for a home on Des Intrepides Promenade, while the lowest price came in at $105,000 for a home on Youville Street.

The number of days to sell a home and  home sales were both down in March 2017 as compared to the same month last year in Winnipeg MLS areas 2A and 2B, which includes the neighbourhoods of Norwood, Norwood Flats and St. Boniface.

There were 13 homes sold in the above neighbourhoods in March 2017 as compared to 16 sold in the same month last year. It took less time to sell a home in Winnipeg MLS areas 2A and 2B in March 2017. Average days on market in March 2017 was 14.50, significantly down from the 25 days required to sell a home in March 2016.

On a brighter note, the average home sale prices were up in Norwood, Norwood Flats and St. Boniface for March 2017, coming in at $294,272 as compared to $247,056 in the same month last year. Listings on the Winnipeg MLS market in 2A and 2B were up in March 2017 from the 7 homes available in 2016.

The highest price paid for a home in Winnipeg MLS areas 2A and 2B in March 2017 was $510,000 for a home on Monck Avenue, while the lowest price came in at $180,000 for a home on Eugenie Street.

Listings up but sales down in St. Boniface, Norwood, Norwood Flats

Listings almost doubled but sales were down in February 2017 in the Winnipeg neigbourhoods of St. Boniface, Norwood and Norwood Flats, when compared to February 2016.

There were 10 homes sold in Winnipeg MLS areas 2A and 2B in February 2017 as compared to 12 homes sold in these areas in February 2016, and listings increased from 12 in February 2016 to 21 in February 2017. Additionally, it took 37 days to sell a home in St. Boniface, Norwood and Norwood Flats in February 2017, as compared to 28 days in February 2016.

Also on a downward trend was the average home sale price in these neighbourhoods. The average home sale price in St. Boniface, Norwood and Norwood Flats in February 2017 was $246,050, down from $267,669 in February 2016.

The highest sale price in February 2017 in Winnipeg MLS areas 2A and 2B went to a home on Lyndale Avenue that closed at $480,000. The lowest sale price in February 2017 went to a home on Hamel Avenue that brought $212,000.
