Four homes sold in Winnipeg MLS Area 2E over the past 30 days and three of the four brought less than asking price. Thirteen homes sold in Winnipeg MLS Area 2F over he past 30 days and they followed the same pattern, with nine of the 13 selling for less than list price.

Winnipeg MLS Area 2E covers the neighbourhoods of Meadowood, River Park South and St. Vital, while Winnipeg MLS Area 2F includes the neighbourhoods of Dakota Crossing, River Park South and South Glen.

The average price of the homes that sold in Dakota Crossing, River Park South and South Glen came in at $348,346, with the median price being $365,000. This was better than the $305,625 average price and $288,750 median price for homes that sold in Meadowood, River Park South and St. Vital.

The big winner in the over list sales was a bungalow on Hollingbury Place that sold for $418,000, $58,100 more than its asking price. A 3-level spit on Tufnell Drive also did well, garnering $22,600 over list when it closed at $292,500, as did a bi-level home on Blackwater Bay, which brought $21,600 more than asking when it sold for $316,500.

The leaders among the under-list sales included a 3-level split on Wales Avenue and a two-storey home on Hollingbury Place. Both brought $14,900 less than asking when they closed at $295,000 and $445,000 respectively.

Three condos sold in Winnipeg MLS Area 2E with the average price being $212,000 and the median price being $185,000. All went for less than list. The six condos that sold in Winnipeg MLS Area 2F over the past 30 days followed the same pattern, with five of the six bringing less than their asking price. The average sale price of the condos that sold in 2F was $265,663 and the median price came in at $285,000.

There are currently three homes for sale in the neighbourhoods of Meadowood, River Park South and St. Vital with the average listing price being $279,900 and the median price being $289,900. There are also 25 homes for sale in the the neighbourhoods of Dakota Crossing, River Park South and South Glen, with the average price coming in quite a bit higher at $373,592 and the median price at $374,900. The highest priced homes currently listed in the aforementioned neighbourhoods include a bungalow on Eb Claydon Road listed at $599,000, a two-storey on Upavon Road listed at $524,900 and a two-storey home on Elsey Road listed at $519,000.
