2019 Listings, sales and sale prices up in Charleswood, Winnipeg

MLS listings, sales and sale prices went up in the month of January 2019 in the Winnipeg neighbourhood of Charleswood.

The average selling price of homes went up approximately 15% with the average being $377,630 compared to $318,414 in January 2018. On average a residence took 34 days more to sell in January 2019 as compared to 16 days in January 2018.

There were 15 active listings in Winnipeg MLS area 1G at the end of January 2019 as compared to 13 at the end of January 2019, and 11 homes sold in January 2019 as compared to 7 in 2018. The sales-to-listing ratio was 73% in January 2019 compared to 54% in January 2018.

The highest price paid in January 2019 for a home in the neighbourhood of Charleswood was $480,000 for a home on Bloomer Crescent. The lowest sale price belonged to a home on Elmhurst Road, which closed at $184,900.

There were more active listings and homes sold in the Winnipeg neighbourhoods of Assiniboine Woods, Charleswood, River West Park and Westdale in 2017 compared to 2016, and the average home sale price was up. It also took less time to sell a home.

There were 399 active listings in Winnipeg MLS areas 1F, 1G and 1H in 2017 compared to 362 in 2016 and 270 homes sold compared to 232. The average sale price on homes in Assiniboine Woods, Charleswood, River West Park and Westdale also rose from $384,962 in 2016 to $403,586 in 2017. The average days required to sell a home in Winnipeg MLS areas 1F, 1G and 1H also dropped from 29 in 2016 to 23 in 2017.

Home sales as well as active MLS listings remained steading in Assiniboine Woods, Charleswood, River West Park and Westdale in August 2017 when compared to August 2016.

There were 30 homes sold in Winnipeg MLS 1F, 1G and 1H in August 2017 compared to 28 in the same month in 2016. Active listings were down from 45 in August 2016 to 44 in August 2017. The average days required to sell a home was down from 29.67 days in August 2016 to 20.33 days in August 2017.
