Hike in MLS Listings in East Kildonan

The average home sale price was down in March 2017 in the Winnipeg neighbourhoods of East Elmwood, East Kildonan, Elmwood, Fraser’s Grove, and Rossmere as compared to March 2016, and the number of days to sell on MLS in these neighbourhoods decreased as well.

It took an average of 17.75 days to sell a home in Winnipeg MLS areas 3A, 3B, 3C and 3D which decreased compared to March 2016 at 21.0 days. The average home sale price decreased from $226,397 in February 2016 to $219,373 in March 2017.

Total active listings in East Elmwood, East Kildonan, Elmwood, Fraser’s Grove, and Rossmere were up in March 2017 to 67 compared to 60 in March 2016. Total sales in these neighbourhoods slightly increased with 44 homes changing hands in March 2017 compared to 42 during the same period in 2016.

The lowest home sale price for March 2017 came in at $80,000 for a home on Jamison Avenue while the highest price paid was for a home on that changed hands for $361,250 on Bredin Drive.

Sales and Listings Down In 3A, 3B 3C and 3D but Sale Price is Up

Listings and sales were both down in February 2017 as compared to the same month last year in Winnipeg MLS areas 3A, 3B, 3C and 3D, which includes the neighbourhoods of East Kildonan, Elmwood, Bronx Park, Fraser’s Grove, Glenelm and Valhalla.

There were 25 homes sold in the above neighbourhoods in February 2017 as compared to 41 sold in the same month last year. Listings were also down from 56 in February 2016 to 49 in February 2017. Average days on market in February 2017 remained steady in comparison to February 2016.

On a brighter note, the average home sale prices were up in East Kildonan, Elmwood, Bronx Park, Fraser’s Grove, Glenelm, Valhalla, for February 2017, coming in at $224,031 as compared to $221,809 in the same month last year.

The highest price paid for a home in Winnipeg MLS areas 3A, 3B , 3C and 3D price came in at $294,000 for a home on Johnson Avenue.

Home prices and sales up in East Kildonan, Elmwood and Glenelm for 2016

Total home sales and average home prices were up in the Winnipeg neighbourhoods of East Kildonan, Elmwood, East Elmwood, Morse Place, Elmwood Park, Fraser’s Grove and Glenelm in 2016, while year end listings and days required to sell a home were both down.

There were 563 homes sold in Winnipeg MLS areas 3A, 3B, 3C and 3D in 2016 compared to 550 home sales in 2015. The average home sale price in these neighbourhoods rose from
$215,352 in 2015 to $223,420 in 2016.

Total active listings at the end of 2016 in East Kildonan, Elmwood, East Elmwood, Morse Place, Elmwood Park, Fraser’s Grove and Glenelm were 737, down from 792 at the end of 2015. The average days required to sell a home also dropped slightly, from 23 in 2015 to 22.75 in 2016.

The highest priced paid in 2016 in MLS areas 3A, 3B, 3C and 3D was $550,000 for a home on Kidlonan Drive. The lowest price paid was for a home on Jamison Avenue that closed at $70,000.

Listings and sales were down for the month of November compared to the same month last year in Winnipeg MLS areas 3A, 3B, 3C and 3D, which includes the neighbourhoods of Elmwood, East Elmwood, East Kildonan, Rossmere, Fraser’s Grove.

There were 69 active listings in Elmwood, East Elmwood, East Kildonan, Rossmere, Fraser’s Grove in November 2016 as compared to 74 in November 2015. There were 31 homes sold in Winnipeg MLS areas 3A, 3B, 3C and 3D in November 2016 as compared to 42 in November 2015.

The average number of days required to sell a home in November 2016 remained relatively constant at 24.5 days compared to 26 days for the same month last year.

The average home sale price was up in in the above Winnipeg neighbourhoods for November 2016, coming in at $230,949.75 compared to $205,024.25 in November 2015.

The highest home sale price in November 2016 was $375,000 for a home on Clause Bay. The lowest price paid in November was $125,000 for a home on Ottawa Avenue
