Listings, sales and sale prices down in East Kildonan, Winnipeg

MLS listings, sales and sale prices went down in the month of February 2019 in the Winnipeg neighbourhood of East Kildonan.

The average selling price of homes went down approximately 12.8% with the average being $166,740 compared to $191,431 in February 2018. On average a residence took 19 days less to sell in February 2019 as compared to 44 days in February 2018.

There were 22 active listings in Winnipeg MLS area 3A at the end of February 2019 as compared to 26 at the end of February 2019, and 10 homes sold in February 2019 as compared to 13 in 2018. The sales-to-listing ratio was 45% in February 2019 compared to 50% in February 2018.

The highest price paid in February 2019 for a home in the neighbourhood of East Kildonan was $210,000 for a home on William Newton Avenue. The lowest sale price belonged to a home on Poplar Avenue, which closed at $104,900.

MLS listings and sale prices went down while sales went up in the month of August 2018 for the Winnipeg neighbourhood of MLS area East Kildonan.

The average selling price of homes went down approximately 30.3% with the average being $249,298 compared to $358,090 in August 2017. On average a residence took the same amount of days to sell in August 2018 as it did in August 2017, at 30 days.

There were 14 active listings in Winnipeg MLS area 3C at the end of August 2018 as compared to 21 at the end of August 2017, and 10 homes sold in August 2018 as compared to 8 in 2017. The sales-to-listing ratio was 71% in August 2018 compared to 38% in August 2017.

The highest price paid in August 2018 for a home in the neighbourhood of East Kildonan was $345,000 for a home on Rossmere Crescent. The lowest sale price belonged to a home on Hart Avenue, which closed at $178,075.

MLS listings and sales went up while sale prices went down in the month of July 2018 for the Winnipeg neighbourhood of MLS area East Kildonan.

The average selling price of homes went down approximately 17% with the average being $170,757 compared to $206,154 in July 2017. On average a residence took the same amount of days to sell in July 2018 as it did in July 2017, at 24 days.

There were 33 active listings in Winnipeg MLS area 3A at the end of July 2018 as compared to 26 at the end of July 2017, and 17 homes sold in July 2018 as compared to 13 in 2017. The sales-to-listing ratio was 52% in July 2018 compared to 50% in July 2017.

The highest price paid in July 2018 for a home in the neighbourhood of East Kildonan was $337,900 for a home on Jamison Avenue. The lowest sale price belonged to a home on Larsen Avenue, which closed at $70,000.

Home sales and listings down, average prices up in East Kildonan, Valley Gardens, Harbour View South

Total home sales and listings were down but average home sale prices were up substantially for 2017 in the Winnipeg neighbourhoods of East Kildonan, Valley Gardens, North Kildonan, Algonquin Park and Estates, All Seasons Estates, Eaglemere, Kildonan and Oakwood Estates, Sun Valley Park, Bridgewood Estates and Harbour View South.

There were 388 homes sold in Winnipeg MLS areas 3E, 3F, 3G, 3H and 3J in 2017 as compared to 391 homes sold in 2016 and year-end active listings were down from 503 to 476. The sales-to-listing ratio rose from 76.2 percent in 2016 to 82 percent in 2017 and the average number of days required also increased from 24.6 to 26.8.

The average home sale price increased from $266,031 in 2016 to $353,312 in 2017 in East Kildonan, Valley Gardens, North Kildonan, Algonquin Park and Estates, All Seasons Estates, Eaglemere, Kildonan and Oakwood Estates, Sun Valley Park, Bridgewood Estates, Harbour View South.

The highest price paid for a home in the above neighbourhoods in 2017 was $849,900 for a home on Countryside Way. The lowest price paid was for a home on Brazier Street that closed at $156,000.

Listings and average home sale prices were up, but total sales were down for 2017 in the Winnipeg neighbourhoods of East Kildonan, Elmwood, East Elmwood, Morse Place, Elmwood Park, Fraser’s Grove and Glenelm.

There were 747 active listings at year’s end in 2017 in Winnipeg MLS areas 3A, 3B, 3C and 3D, compared to 737 listings at year’s end in 2016, and the average home sale price rose from $223,420 in 2016 to $227,642 in 2017.

There were 534 homes sold in the above neighbourhoods in 2017 compared to 563 homes sold in 2016. The average number of days required to sell a home increased from 22.75 in 2016 to 23.75 in 2017, and the sales-to-listing ratio decreased from 78 percent to 73 percent.

The highest price paid for a home in East Kildonan, Elmwood, East Elmwood, Morse Place, Elmwood Park, Fraser’s Grove and Glenelm in 2017 was $672,500 for a home on Kildonan Drive. The lowest price paid was $75,000 for a home on Martin Avenue West.
