Listings down, sales and sale prices up in East Kildonan, Winnipeg

MLS listings went down while sales and sale prices went up in the month of October 2020 in the Winnipeg neighbourhood of East Kildonan.

The average selling price of homes went up approximately 15% with the average being $176,204 compared to $148,450 in October 2019. On average a residence took 13 days less to sell in October 2020 as compared to 32 days in October 2019.

There were 17 active listings in Winnipeg MLS area 3A at the end of October 2020 as compared to 32 at the end of October 2019, and 17 homes sold in October 2020 compared to 14 in October 2019. The sales-to-listing ratio was 100% in October 2020 compared to 44% in October 2019.

The highest price paid in October 2020 for a home in the neighbourhood of East Kildonan was $280,000 for a home on Larsen Avenue. The lowest sale price belonged to a home on Nairn Avenue, which closed at $81,000.

MLS listings, sales and sale prices went down in the month of March 2020 in the Winnipeg neighbourhood of East Kildonan.

The average selling price of homes went down approximately 5% with the average being $150,450 compared to $158,102 in March 2019. On average a residence took 14 days less to sell in March 2020 as compared to 35 days in March 2019.

The average selling price of homes went down approximately 12.8% with the average being $166,740 compared to $191,431 in February 2018. On average a residence took 19 days less to sell in February 2019 as compared to 44 days in February 2018.

The average selling price of homes went down approximately 30.3% with the average being $249,298 compared to $358,090 in August 2017. On average a residence took the same amount of days to sell in August 2018 as it did in August 2017, at 30 days.

East Kildonan, North Kildonan and Transcona  March MLS sales were down 17.8% while the average selling price was up 3.2% in comparison to the same month last year.  The MLS inventory was up with 3.3% more to choose from at this time than last year. On average a residence took 4 more days to sell in comparison to 24 days March 2015.
