Listings down, sales and sale prices up in Norwood, Winnipeg

MLS listings went down while sales and sale prices went up in the month of September 2020 in the Winnipeg neighbourhood of Norwood.

The average selling price of homes went up approximately 1.2% with the average being $295,000 compared to $291,467 in September 2019. On average a residence took 11 days less to sell in September 2020 as compared to 24 days as well in September 2019.

There were 5 active listings in Winnipeg MLS area 2B at the end of September 2020 as compared to 9 at the end of September 2019, and 10 homes sold in September 2020 compared to 9 in September 2019. The sales-to-listing ratio was 200% in September 2020 compared to 100% in September 2019.

The highest price paid in September 2020 for a home in the neighbourhood of Norwood was $400,000 for a home on Ferndale Avenue. The lowest sale price belonged to a home on Kitson Street, which closed at $175,000.

Wildwood and Surrounding Areas See Increase

The average home sale price was up in August 2017 in the Winnipeg neighbourhoods of Fort Garry, Fort Richmond, University Heights, Waverly Heights and Wildwood as compared to August 2016, and the number of homes listed on MLS in these neighbourhoods decreased somewhat during the same period.

It took an average of 16.00 days to sell a home in Winnipeg MLS areas 1J, 1Jw 1K  and 1L which was lower compared to August 2016 at 20.75 days. The average home sale price increased from $289,250 in August 2016 to $326,147 in August 2017.

Total active listings in Fort Garry, Fort Richmond, University Heights, Waverly Heights and Wildwood were down in August 2017 to 30, compared to 35 in August 2016. Total sales in these neighbourhoods increased with 33 homes changing hands in August 2017 compared to 26 in August 2016.

The lowest home sale price for August 2017 came in at $200,000 for a home on Clarence Avenue while the highest price paid was for a home on that changed hands for $472,888 on Thatcher Drive.

The average home sale price was up in June 2017 in the Winnipeg neighbourhoods of Fort Garry, Fort Richmond, University Heights, Waverly Heights and Wildwood as compared to June 2016, and the number of homes listed on MLS in these neighbourhoods decreased somewhat during the same period.

It took an average of 11.25 days to sell a home in Winnipeg MLS areas 1J, 1Jw 1K  and 1L which was lower compared to June 2016 at 15.00 days. The average home sale price increased from $333,432 in June 2016 to $359,752 in June 2017.

Total active listings in Fort Garry, Fort Richmond, University Heights, Waverly Heights and Wildwood were down in June 2017 to 35, compared to 37 in June 2016. Total sales in these neighbourhoods increased with 50 homes changing hands in June 2017 compared to 45 in June 2016.

The lowest home sale price for June 2017 came in at $250,000 for a home on Riviera Crescent while the highest price paid was for a home on that changed hands for $815,000 on Kilkenny Drive.

Fort Garry Experiences a Boost in Home Sale Prices

The average home sale price was up in May 2017 in the Winnipeg neighbourhoods of Fort Garry, Fort Richmond, University Heights, Waverly Heights and Wildwood as compared to May  2016, and the number of homes listed on MLS in these neighbourhoods decreased slightly during the same period.

It took an average of 11.25 days to sell a home in Winnipeg MLS areas 1J, 1Jw 1K  and 1L which remained steady compared to May  2016 at 11.75 days. The average home sale price increased from $333,356 in May 2016 to $365,470 in May 2017.

Total active listings in Fort Garry, Fort Richmond, University Heights, Waverly Heights and Wildwood were down in May  2017 to 31, compared to 39 in May  2016. Total sales in these neighbourhoods increased with 31 homes changing hands in May 2017 compared to 27 in May 2016.

The lowest home sale price for May  2017 came in at $218,000 for a home on Windmere Avenue while the highest price paid was for a home on that changed hands for $770,000 on South Drive.

The average home sale price was up in April 2017 in the Winnipeg neighbourhoods of Fort Garry, Fort Richmond, University Heights, Waverly Heights and Wildwood as compared to April 2016, and the number of homes sold on MLS in these neighbourhoods increased as well.

It took an average of 11.25 days to sell a home in Winnipeg MLS areas 1J, 1Jw 1K  and 1L which decreased compared to April 2016 at 19.50 days. The average home sale price increased from $301,441 in April 2016 to $345,285 in April 2017.

Total active listings in Fort Garry, Fort Richmond, University Heights, Waverly Heights and Wildwood were down in April 2017 to 24, compared to 26 in April 2016. Total sales in these neighbourhoods increased to 31 homes during this period compared to 20 last year.

The lowest home sale price for April 2017 came in at $190,000 for a home on Dumas Avenue while the highest price paid was for a home on that changed hands for $503,000 on Wicklow Street.
