Listings and sales down, sale prices up in Fort Rouge, Winnipeg

MLS listings and sales went down while sale prices went up in the month of July 2020 in the Winnipeg neighbourhood of Fort Rouge.

The average selling price of homes went up approximately 3.3% with the average being $331,467 compared to $320,397 in July 2019. On average a residence took 8 days less to sell in July 2020 as compared to 21 days in July 2019.

There were 4 active listings in Winnipeg MLS area 1A at the end of July 2020 as compared to 13 at the end of July 2019, and 8 homes sold in July 2020 compared to 12 in July 2019. The sales-to-listing ratio was 200% in July 2020 compared to 92% in July 2019.

The highest price paid in July 2020 for a home in the neighbourhood of Fort Rouge was $402,736 for a home on Ashland Avenue. The lowest sale price belonged to a home on Jubilee Avenue, which closed at $248,000.

Minimal changes in market from 2018 to 2019 in Fort Rouge, Winnipeg

MLS listings and sales stayed the same from 2018 to 2019 while sale prices saw a slight change in the month of January 2019 in the Winnipeg neighbourhood of Fort Rouge.

The average selling price of homes went down approximately 30% with the average being $284,500 compared to $408,500 in January 2018. On average a residence took 52 days more to sell in January 2019 as compared to 18 days in January 2018.

There were 1 active listings in Winnipeg MLS area 1A at the end of January 2019 as compared to 1 at the end of January 2019, and 2 homes sold in January 2019 as compared to 2 in 2018. The sales-to-listing ratio was 200% in January 2019 compared to 200% in January 2018.

The highest price paid in January 2019 for a home in the neighbourhood of Fort Rouge was $300,000 for a home on Montgomery Avenue. The lowest sale price belonged to a home on Brandon Avenue, which closed at $269,000.

Home sales and prices up for 2017 in Fort Rouge, Crescentwood, Osborne Village

Home sales and average home sale prices were up for 2017 in the Winnipeg neighbourhoods of Fort Rouge, Riverview, Fort Rouge West, Lord Roberts, Crescentwood, Osborne Village and Corydon.

There were 365 homes sold in Winnipeg MLS areas 1A, 1AW, 1B and 1BW in 2017 as compared to 306 homes sold in these areas in 2016 and the average home sale price rose from $259,456 to $277,012.

Total active listings in Fort Rouge, Riverview, Fort Rouge West, Lord Roberts, Crescentwood, Osborne Village and Corydon were down from 366 in 2016 to 301 in 2017 and the average days required to sell a home also dropped from 17.25 days in 2016 to 15.25 days in 2017.

The highest price paid in these neighbourhoods for a home in 2017 was $467,000 for a home on Maplewood Avenue. The lowest price paid was for a home on Hethrington Avenue that closed at $94,472.

Home sales up, average prices down in Fort Rouge, Osborne Village, Corydon

Total active listings and average home sale prices were down in November 2017 in the Winnipeg neighbourhoods of Fort Rouge, Riverview, Fort Rouge West, Lord Roberts, Crescentwood, Osborne Village and Corydon, but the total number of homes sold was up.

There were 23 homes sold in Winnipeg MLS areas 1A, 1AW, 1B and 1BW in November 2017, as compared to 18 homes sold in November 2016, and the average closing price was down from $292,726 to $252,451. The average days required to sell a home was up from 12.75 days in November 2016 to 19.75 days in November 2017.

The highest price paid in November 2017 for a home in Fort Rouge, Riverview, Fort Rouge West, Lord Roberts, Crescentwood, Osborne Village and Corydon was $360,000 for a home on Montgomery Avenue. The lowest price paid was for a home on Morley Avenue that closed at $165,000. The sales to listing ratio was way up from 73% in November 2016 to 260% in November 2017.

Crescentwood MLS Sales Increase 41.18%

Home sales in the Winnipeg neighbourhoods of Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts, Osborne Village and Riverview were up notably in September 2017 as compared to September 2016, and the number of days required to sell a home in these neighbourhoods decreased during the same period.

It took an average of 17.25 days to sell a home in Winnipeg MLS areas 1A, 1Aw, 1B and 1Bw in September 2016. That number decreased to 10.50 days in September 2017. Home sales increased from 17 in September 2016 to 24 in September 2017.

Total active listings in Corydon, Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts and Osborne Village were down in September 2017 to 26, compared to 36 in September 2016. Average home selling prices in these neighbourhoods decreased slightly from $264,291 in 2016 to $263,266 in 2017 during this period.

The lowest home sale price for September 2017 came in at $173,000 for a home on Ebby Avenue while the highest price paid was for a home on Jessie Avenue that changed hands for $400,000.
