Fort Rouge Home Prices Increase 14.41%

MLS Listings and home sales in the Winnipeg neighbourhoods of Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts, Osborne Village and Riverview were down in August 2017 as compared to August 2016, and the number of days required to sell a home in these neighbourhoods decreased during the same period.

It took an average of 18.75 days to sell a home in Winnipeg MLS areas 1A, 1Aw, 1B and 1Bw in August 2016. That number increased to 13.75 days in August 2017. Home sales decreased from 41 in August 2016 to 22 in August 2017.

Total active listings in Corydon, Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts and Osborne Village were down in August 2017 to 10, compared to 29 in August 2016. Average home selling prices in these neighbourhoods increased from $257,254 in 2016 to $294,315 in 2017 during this period.

The lowest home sale price for August 2017 came in at $179,900 for a home on Carter Avenue while the highest price paid was for a home on Montgomery Avenue that changed hands for $388,000.

Fort Rouge Home Prices Up in July 2017

Home sales in the Winnipeg neighbourhoods of Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts, Osborne Village and Riverview were down in July 2017 as compared to July 2016, and the number of days required to sell a home in these neighbourhoods increased during the same period.

It took an average of 15.5 days to sell a home in Winnipeg MLS areas 1A, 1Aw, 1B and 1Bw in July 2016. That number increased to 17.5 days in July 2017. Home sales decreased from 34 in July 2016 to 21 in July 2017.

Total active listings in Corydon, Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts and Osborne Village were down in July 2017 to 19, compared to 35 in July 2016. Average home selling prices in these neighbourhoods increased from $260,236 in 2016 to $277,679 in 2017 during this period.

The lowest home sale price for July 2017 came in at $157,400 for a home on Garfield Avenue while the highest price paid was for a home on Hector Avenue that changed hands for $430,000.

Home sales in the Winnipeg neighbourhoods of Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts, Osborne Village and Riverview were down in June 2017 as compared to June 2016, and the number of days required to sell a home in these neighbourhoods increased during the same period.

It took an average of 12.25 days to sell a home in Winnipeg MLS areas 1A, 1Aw, 1B and 1Bw in June 2016. That number increased to 16.0 days in June 2017. Home sales decreased from 52 in June 2016 to 37 in June 2017.

Total active listings in Corydon, Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts and Osborne Village were down in June 2017 to 21, compared to 30 in June 2016. Average home selling prices in these neighbourhoods increased from $278,832 in 2016 to $289,414 in 2017 during this period.

The lowest home sale price for June 2017 came in at $132,000 for a home on Garfield Avenue while the highest price paid was for a home on Maplewood Avenue that changed hands for $467,000.

Home sales in the Winnipeg neighbourhoods of Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts, Osborne Village and Riverview were up in May 2017 as compared to May 2016, and the number of days required to sell a home in these neighbourhoods decreased during the same period.

It took an average of 12.25 days to sell a home in Winnipeg MLS areas 1A, 1Aw, 1B and 1Bw in May 2016. That number decreased to 9.5 days in May 2017. Home sales rose from 27 in May 2016 to 39 in May 2017.

Total active listings in Corydon, Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts and Osborne Village were down in May 2017 to 28, compared to 32 in May 2016. Average home selling prices in these neighbourhoods decreased from $268,083 in 2016 to $267,637 in 2017 during this period.

The lowest home sale price for May 2017 came in at $130,000 for a home on Nassau Street while the highest price paid was for a home on Bartlet Avenue that changed hands for $420,800.

The average home sale price was up in April 2017 in the Winnipeg neighbourhoods of  Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts, Osborne Village and Riverview as compared to April 2016, and the number of days required to sell a home in these neighbourhoods increased as well.

It took an average of 12.25 days to sell a home in Winnipeg MLS areas 1A, 1Aw, 1B and 1Bw in April 2016. That number increased to 21.50 days in April 2017. The average home sale price rose from $278,809 in April 2016 to $291,251 in April 2017.

Total active listings in Corydon, Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts and Osborne Village were up in April 2017 to 28, compared to 19 in April 2016. Total sales in these neighbourhoods decreased from 30 homes sold in 2016 to 21 in 2017 homes during this period.

The lowest home sale price for April 2017 came in at $175,000 for a home on Dudley Avenue while the highest price paid was for a home on Jessie Avenue that changed hands for $460,000.
