Eaglemere Housing Market Holds Steady

The average home sale price was up  in August 2017 in the Winnipeg neighbourhoods of Algonquin Park, All Season Estates, Eaglemere, Harbour View South, North Kildonan, River East and Valley Gardens as compared to August 2016, and the number of days required to sell a home in these neighbourhoods remained deacreased compared to last August.

It took an average of 21.20 days to sell a home in Winnipeg MLS areas 3E, 3F, 3G, 3H and 3J in August 2016. That number declined to 19.8 days in August 2017. The average home sale price increased to $340,033 in August 2017 from $337,935 in August 2016.

Total active listings in Algonquin Park, All Season Estates, Eaglemere, Harbour View South, North Kildonan, River East and Valley Gardens were down in August 2017 to 53, compared to 64 in August 2016. Total sales in these neighbourhoods remained steady in August 2017 at 36 compared to 38 homes during this period in 2016.

The lowest home sale price for August 2017 came in at $190,000 for a home on Molson Street while the highest price paid was for a home on Popko Crescent that changed hands for $500,000.

The average home sale price was down  in June 2017 in the Winnipeg neighbourhoods of Algonquin Park, All Season Estates, Eaglemere, Harbour View South, North Kildonan, River East and Valley Gardens as compared to June 2016, and the number of days required to sell a home in these neighbourhoods remained steady compared to last June.

It took an average of 23.6 days to sell a home in Winnipeg MLS areas 3E, 3F, 3G, 3H and 3J in June 2016. That number declined to 23.0 days in June 2017. The average home sale price decreased to $329,964 in June 2017 from $341,125 in June 2016.

Total active listings in Algonquin Park, All Season Estates, Eaglemere, Harbour View South, North Kildonan, River East and Valley Gardens were up in June 2017 to 60, compared to 57 in June 2016. Total sales in these neighbourhoods remained unchanged in June 2017 compared to 48 homes during this period in 2016.

The lowest home sale price for June 2017 came in at $227,900 for a home on Edison Avenue while the highest price paid was for a home on John Mann Place that changed hands for $505,000.

The average home sale price was up 4.76% in May 2017 in the Winnipeg neighbourhoods of Algonquin Park, All Season Estates, Eaglemere, Harbour View South, North Kildonan, River East and Valley Gardens as compared to May 2016, and the number of days required to sell a home in these neighbourhoods declined compared to last May.

It took an average of 17.6 days to sell a home in Winnipeg MLS areas 3E, 3F, 3G, 3H and 3J in May 2016. That number declined to 16.8 days in May 2017. The average home sale price inflated to $339,076 in May 2017 from $323,674 in May 2016.

Total active listings in Algonquin Park, All Season Estates, Eaglemere, Harbour View South, North Kildonan, River East and Valley Gardens were up in May 2017 to 68, compared to 65 in May 2016. Total sales in these neighbourhoods declined to 45 in May 2017 compared to 61 homes during this period in 2016.

The lowest home sale price for May 2017 came in at $174,000 for a home on Sutton Avenue while the highest price paid was for a home on Desert Park Cove that changed hands for $466,500.

The average home sale price was up in March 2017 in the Winnipeg neighbourhoods of Algonquin Park, All Season Estates, Eaglemere, Harbour View South, North Kildonan, River East and Valley Gardens as compared to March 2016, and the number of days required to sell a home in these neighbourhoods declined compared to last March.

It took an average of 27.8 days to sell a home in Winnipeg MLS areas 3E, 3F, 3G, 3H and 3J in March 2016. That number declined to 22.6 days in March 2017. The average home sale price inflated to $352,577 in March 2017 from $328,363 in March 2016.

Total active listings in Algonquin Park, All Season Estates, Eaglemere, Harbour View South, North Kildonan, River East and Valley Gardens were down in March 2017 to 33, compared to 53 in March 2016. Total sales in these neighbourhoods rose to 33 in March 2017 compared to 29 homes during this period in 2016.

The lowest home sale price for March 2017 came in at $178,500 for a home on Antrim Road while the highest price paid was for a home on Country Side Way  that changed hands for $799,000.

North Kildonan Home Sales Remain Steady

The average home sale price was down in February 2017 in the Winnipeg neighbourhoods of Algonquin Park, All Season Estates, Eaglemere, Harbour View South, North Kildonan, River East and Valley Gardens as compared to February 2016, and the number of days required to sell a home in these neighbourhoods dropped dramatically.

It took an average of 34.40 days to sell a home in Winnipeg MLS areas 3E, 3F, 3G, 3H and 3J in February 2016. That number dropped to 22 days in February 2017. The average home sale price also dropped from $314,680 in February 2016 to $292,821 in February 2017.

Total active listings in Algonquin Park, All Season Estates, Eaglemere, Harbour View South, North Kildonan, River East and Valley Gardens were up in February 2017 to 44, compared to 41 in February 2016. Total sales in these neighbourhoods held steady at 22 homes during this period.

The lowest home sale price for February 2017 came in at $156,000 for a home on Brazier Street while the highest price paid was for a home on Reg Wyatt Way that changed hands for $392,500.
