Listings down, sales and sale prices up in Sage Creek, Winnipeg

MLS listings went down while sales and sale prices went up in the month of October 2020 in the Winnipeg neighbourhood of Sage Creek.

The average selling price of homes went up approximately 10% with the average being $508,910 compared to $453,668 in October 2019. On average a residence took 13 days less to sell in October 2020 as compared to 33 days in October 2019.

There were 19 active listings in Winnipeg MLS area 2K at the end of October 2020 as compared to 44 at the end of October 2019, and 13 homes sold in October 2020 compared to 8 in October 2019. The sales-to-listing ratio was 68% in October 2020 compared to 18% in October 2019.

The highest price paid in October 2020 for a home in the neighbourhood of Sage Creek was $667,000 for a home on West Plains Drive. The lowest sale price belonged to a home on Sage Creek Boulevard, which closed at $427,000.

MLS listings and sale prices went up while sales went down in the month of July 2018 for the Winnipeg neighbourhood of MLS area Sage Creek.

The average selling price of homes went up approximately 2% with the average being $505,300 compared to $495,408 in July 2017. On average a residence took 8 days less to sell in July 2018 compared to the average of 18 days in July 2017.

There were 46 active listings in Winnipeg MLS area 2K at the end of July 2018 as compared to 23 at the end of July 2017, and 9 homes sold in July 2018 as compared to 13 in 2017. The sales-to-listing ratio was 20% in July 2018 compared to 57% in July 2017.

The highest price paid in July 2018 for a home in the neighbourhood of Sage Creek was $691,300 for a home on High Plain Road. The lowest sale price belonged to a home on Sage Creek Boulevard, which closed at $393,500.

Home prices were way up in the Winnipeg neighbourhoods of Windsor Park, Southdale, Island Lakes, Southland Park and Sage Creek for October 2016 when compared to October 2015. The average home sale price in these neighbourhoods, which includes homes sold in Winnipeg MLS Areas 2G, 2H, 2J and 2K, was $378,537.75 this year compared to $296,955.00 in the same month last year.

There were more active listings in these neighbourhoods in October 2016, with 88 homes listed compared to 76 in the same month last year, but sales were down from 41 to 36 on the year to year comparison. The average days required to sell a home was also down quite a bit from 42.25 in October 2015 compared to 30.5 in October 2016.

The sales topper among homes sold in October 2016 in the neighbourhoods of Windsor Park, Southdale, Island Lakes, Southland Park and Sage Creek went to a home on Bow Water Drive, which sold for $619,000. The lowest price paid in these neighbourhoods was $205,000 for a home on Barberry Road.
