Home sales and average home sale prices were down in 2016 in Winnipeg MLS areas 3E, 3F, 3G, 3H and 3J, which covers the neighbourhoods of East Kildonan, Valley Gardens, North Kildonan, Algonquin Park and Estates, All Seasons Estates, Eaglemere, Kildonan and Oakwood Estates, Sun Valley Park, Bridgewood Estates and Harbour View South.

Total home sales dropped from 414 in 2015 to 391 in 2016 in the above neighbourhoods and the average home sale price dropped from $327,101 to $266,031. The number of days required to sell a home in Winnipeg MLS areas 3E, 3F, 3G, 3H and 3J also fell from 30.6 days in 2015 to 24.6 days in 2016, again signifying a buyer’s market.

There were 503 active listings at the end of 2016 in the neighbourhoods of East Kildonan, Valley Gardens, North Kildonan, Algonquin Park and Estates, All Seasons Estates, Eaglemere, Kildonan and Oakwood Estates, Sun Valley Park, Bridgewood Estates and Harbour View South, as compared to 609 active listings at the end of 2015.

The highest price paid in these neighbourhoods in 2016 was $900,000 for a home on Henderson Highway, while the lowest sale price belonged to a home on McKay Avenue that closed at $136,700.
