8/15 homes sell for under list Winnipeg MLS Areas 3F and 3G, 11 homes, 9 condos for sale

The under-list sales trend that has enveloped the Winnipeg real estate market over the past month continued in Winnipeg MLS Areas 3F and 3G over the past 30 days, but these areas were closer to a balanced market than most Winnipeg neighbourhoods.

Winnipeg MLS Area 3F covers the neighbourhoods of North Kildonan and River East while MLS Area 3G also includes the neighbourhoods of North Kildonan and River East, as well as Algonquin Park. Only four of the 10 homes that sold in MLS Area 3F sold for under list while four of the five homes that sold in MLS Area 3G brought less than asking.

Homes on Kingsford Avenue, Algonquin Avenue and Glenway Avenue led the under-list sales when they sold for $14,900, $11,125 and $14,900 under list, closing at $325,000, $588,775 and $285,000 respectively. On a brighter note, four homes in MLS area 3F sold for more than $10,000 over list, highlighted by 1,028 square foot 1 1/2-storey home on Oakland Avenue that changed hands at $287,000.

There was one condo sale on Henderson Highway over the past 30 days, and it brought $11,500 less than its asking price when it closed at $197,500

Homes for sale in North Kildonan, River East and Algonquin Park:

There are currently three homes for sale in MLS Area 3F with an average list price of $264,900 and a median list price of $249,900. There are eight homes for sale in MLS Area 3G with the average list price coming in at $350,993 and the median list price being $352,400. Prices on the 11 homes for sale in North Kildonan, River East and Algonquin Park range from $224,900
for 988 square foot bungalow on Springfield Road to $424,900 for a 1,071 square foot bungalow on Henderson Highway.

There are also six condos for sale in MLS Area 3G, with the average list price being quite a bit higher at $262,067 and the median price coming in at $274,900. The condos for sale in North Kildonan, River East and Algonquin Park range in price from $149,800 for a 701 square foot unit on Edison Avenue to $324,900 for a 1,045 square foot unit on Henderson Highway.
