Listings and sale prices up, sales stay the same in Royalwood

MLS listings and sale prices went up while sales stayed the same in the month of March 2018 for the Winnipeg neighbourhood of MLS area Royalwood.

The average selling price of homes went up approximately 10.45% with the average being $428,589 compared to $383,790 in March 2017. On average a residence took 5 days less to sell compared to the average of 17 days in March 2017.

There were 39 active listings in Winnipeg MLS area 2J at the end of March 2018 as compared to 11 at the end of March 2017, and 10 homes sold in March 2018 as compared to 10 in 2017. The sales-to-listing ratio decreased from 91 percent in March 2017 to 26 percent in March 2018.

The highest price paid in March 2018 for a home in the neighbourhood of Royalwood was $529,900 for a home on Bonaventure Drive W. The lowest sale price belonged to a home on Smugglers Cove, which closed at $305,500.

Listings and sales up but average home sale prices down in Windsor Park, Niakwa Park, Niakwa Place

Total MLS listings and sales were up but average home prices were down for 2017 in the Winnipeg neighbourhoods of Niakwa Park, Windsor Park, Niakwa Place, Southdale, Island Lakes, Royalwood, Ramblewood, Southland Park, Sage Creek and Waterside Estates.

There were 837 active listings at year’s end in 2017 in Winnipeg MLS areas 2G, 2H, 2J and 2K as compared to 803 active listings at the end of 2016 and 594 homes sold in 2017 compared to 526 in 2016.

The average home sale price in Niakwa Park, Windsor Park, Niakwa Place, Southdale, Island Lakes, Royalwood, Ramblewood, Southland Park, Sage Creek and Waterside Estates came in at $401,899 for 2017 compared to $414,938 in 2016 and the average number of days required to sell a home decreased from 28.4 to 24.75. The sales-to-listing ration increased from 66.6 percent in 2016 to 74 percent in 2017.

The highest price paid for a home in 2017 in MLS areas 2G, 2H, 2J and 2K was $1,275,000 for a home on Eastoak Drive. The lowest price paid for a home in these areas was $160,000 for a home on Blueberry Bay.

The number of days to sell a home was up and home sales was up in August 2017 as compared to the same month last year in Winnipeg MLS areas 2G,2H,2J and 2K, which includes the neighbourhoods of Island Lakes, Sage Creek, Southdale, Southland Park, Windsor Park.

There were 59 homes sold in the above neighbourhoods in August 2017 as compared to 51 sold in the same month last year. It took slightly more time to sell a home in Winnipeg MLS areas 2G, 2H, 2J and 2K in August 2017. Average days on market in August 2017 was 24.5, up from the 22.00 days required to sell a home in August 2016.

The average home sale prices were up slightly in Island Lakes, Sage Creek, Southdale, Southland Park, and Windsor Park for August 2017, coming in at $417,853 as compared to $397,633 in the same month last year. Listings on the Winnipeg MLS market in 2G, 2H, 2J and 2K were down in August 2017 from the 104 homes available in 2016 coming in at 83 this year.

The highest price paid for a home in Winnipeg MLS areas 2A and 2B in August 2017 was $625,000 for a home on Red Lily Drive, while the lowest price came in at $227,000 for a home on Elizabeth Road .

The number of days to sell a home was up and home sales were up in June 2017 as compared to the same month last year in Winnipeg MLS areas 2G,2H,2J and 2K, which includes the neighbourhoods of Island Lakes, Sage Creek, Southdale, Southland Park, Windsor Park.

There were 78 homes sold in the above neighbourhoods in June 2017 as compared to 61 sold in the same month last year. It took slightly more time to sell a home in Winnipeg MLS areas 2G, 2H, 2J and 2K in June 2017. Average days on market in June 2017 was 25.00, down from the 23.00 days required to sell a home in June 2016.

The number of days to sell a home was down while home sales were up in May 2017 as compared to the same month last year in Winnipeg MLS areas 2G,2H,2J and 2K, which includes the neighbourhoods of Island Lakes, Sage Creek, Southdale, Southland Park, Windsor Park.

There were 83 homes sold in the above neighbourhoods in May 2017 as compared to 51 sold in the same month last year. It took less time to sell a home in Winnipeg MLS areas 2G, 2H, 2J and 2K in May 2017. Average days on market in May 2017 was 15.75, down from the 21.75 days required to sell a home in May 2016.
