Listings and sale prices down, sales up in Whyte Ridge, Winnipeg

MLS listings and sale prices went down while sales went up in the month of September 2020 in the Winnipeg neighbourhood of Whyte Ridge.

The average selling price of homes went down approximately 4% with the average being $426,773 compared to $444,200 in September 2019. On average a residence took 18 days to sell in September 2020 as compared to 18 days as well in September 2019.

There were 6 active listings in Winnipeg MLS area 1P at the end of September 2020 as compared to 14 at the end of September 2019, and 11 homes sold in September 2020 compared to 5 in September 2019. The sales-to-listing ratio was 183% in September 2020 compared to 36% in September 2019.

The highest price paid in September 2020 for a home in the neighbourhood of Whyte Ridge was $499,900 for a home on Hillberry Bay. The lowest sale price belonged to a home on Leamington Gate, which closed at $358,000.

Average home prices up, sales down in Linden Woods, Charleswood, Whyte Ridge

Average homes prices were up for 2017 in the Winnipeg neighbourhoods of Linden Ridge, Linden Woods, Charleswood, South Charleswood, Fort Whyte and Whyte Ridge, but all other pertinent real estate statistics except for the sales-to-listing ratio were down.

The average home sale price in Winnipeg MLS areas 1M, 1N and 1P rose from $475,547 in 2016 to $543,935 in 2017, but year-end listings were down from 252 to 204. The number of homes sold in Linden Ridge, Linden Woods, Charleswood, South Charleswood, Fort Whyte and Whyte Ridge also dropped from 197 in 2016 to 182 in 2017.

The average number of days required to sell a home decreased only slightly from 34.33 days in 2016 to 32.3 days in 2017 and the sales-to-listing ration increased from 72% to 88.3%. The highest price paid for a home in Winnipeg MLS areas 1M, 1N and 1P in 2017 was $1,140,000 for a home on Kingsbridge Court. The lowest price paid was for a home on Meadowbank Road, which closed at $350,000.

Home sales down substantially in Charleswood, Linden Woods and Linden Ridge

Total home sales in November 2017 for the Winnipeg neighbourhoods of Linden Ridge, Linden Woods, Charleswood, South Charleswood, Fort Whyte and Whyte Ridge were down substantially from the same month in 2016, but the average home sale price was only up slightly.

There were 12 homes sold in Winnipeg MLS areas 1M, 1N and 1P in November 2017 as compared to 23 homes sold in November 2016, and the average home sale price increased from $483,481 to $500,582. There were 12 active home listings in both November 2016 and November 2017.

The highest price paid in November 2017 in Linden Ridge, Linden Woods, Charleswood, South Charleswood, Fort Whyte and Whyte Ridge was $721,000 for a home Queen’s Park Crescent. The lowest price paid in Winnipeg MLS areas 1M, 1N and 1P in November 2017 was $374,900, for a home on Torrington Road.

Home prices up in Linden Woods and Charleswood, but sales down

The average home sale price was up in the Winnipeg neighbourhoods of Linden Ridge, Linden Woods, Charleswood, South Charleswood, Fort Whyte and Whyte Ridge in February 2017 as compared to the same month last year, but overall sales were down.

There were 10 homes sold in Winnipeg MLS areas 1M, 1N and 1P in February 2017 as compared to 13 homes sold in February 2016. Listings were up in these areas from 12 in February 2016 to 15 in February 2017 but the average time to required to sell a home was down from 31.5 days in February 2016 to 26 days in February 2017.

Also on a brighter note, the average home price on homes that sold in Linden Ridge, Linden Woods, Charleswood, South Charleswood, Fort Whyte and Whyte Ridge in February 2017 came in at $555,933, up from the average home price of $489,264 in these neighbourhoods in February 2016.

The highest price paid for a home in Winnipeg MLS areas 1M, 1N and 1P in February 2016 was $1,135,000 for a home on Loudon Road. The lowest price paid was for a home on Hammersmith Road that closed at $374,500.
