18/24 homes sell for under list in Brooklands, Weston, Bruce Park, Deer Lodge, St. James and Bourkevale, 39 homes on market

The past 30 days were certainly busy enough for real estate in the Winnipeg neighbourhoods of Brooklands, Weston, Bruce Park, Deer Lodge, St. James and Bourkevale, but it was more of the same with regards to home sales, with 18 of 24 coming in at under list.

Eight of the 11 homes that sold in Winnipeg MLS Area 5D sold for less than asking, as did 10 of 13 homes in MLS Area 5E. MLS Area 5D includes the neighbourhoods of Brooklands and Weston, while 5E includes the neighbourhoods of Bruce Park, Deer Lodge, St. James and Bourkevale.

The average sale price of the homes that sold in MLS Area 5D was $160,345, with the median price coming in at $140,000. The average sale price of the homes that sold in 5E was quite a bit higher at $228,701, with the median sale price also higher at $230,000.

Leaders among the under-list sales included a 1,616 square foot 1 1/2-storey home on Assiniboine Avenue that brought $24,900 less than asking when it changed hands at $345,000, and a 1,428 square foot two-storey home on William Avenue that sold for $21,900 under list when it closed at $193,000.

Two over-list sales brightened the news a little for sellers. A 1,263 square foot 1 1/2-storey home on Guildford Street sold for $5,300 more than asking when it closed at $290,200 and a 900 square foot 1 1/2-storey home on Lincoln Avenue brought $5,100 more than its asking price when it found new owners at $125,000.

Homes for sale in Winnipeg MLS Areas 5D and 5E

There are currently 19 homes for sale in Brooklands and Weston with an average list price of $181,037 and a median list price of $159,900. There are 20 homes for sale in Bruce Park, Deer Lodge, St James and Bourkevale, with an average asking price of $245,720 and a median price of $262,400.

The highest priced homes currently on the market in the above neighbourhoods are both located in MLS Area 5E. A 1,265 square foot bungalow on Portage Avenue that was built in 1950 is listed at $399,900, and a 2,068 square foot two-storey home on Winchester Street, built in 1914, is listed at $369,500.
