Listings up, sales and sale prices down in Waverley Heights

MLS listings went up while sales and sale prcies went down in the month of June 2018 for the Winnipeg neighbourhood of MLS area Waverley Heights.

The average selling price of homes went down approximately 20.5% with the average being $322,300 compared to $405,600 in June 2017. On average a residence took 9 days more to sell in June 2018 as compared to the average of 6 days in June 2017.

There were 10 active listings in Winnipeg MLS area 1L at the end of June 2018 as compared to 5 at the end of June 2017, and 5 homes sold in June 2018 as compared to 6 in 2017. The sales-to-listing ratio decreased from 120% in June 2017 to 50% in June 2018.

The highest price paid in June 2018 for a home in the neighbourhood of Fort Richmond was $358,500 for a home on Lake Grove Bay. The lowest sale price belonged to a home on Markham Road, which closed at $290,000.

Average home prices up for 2017 in Fort Garry, Fort Richmond, Waverley Heights

Everything but the average home sale price was down in 2017 for the Winnipeg neighbourhoods of Fort Garry, East Fort Garry, West Fort Garry, Fort Richmond, Waverley Heights, Wildwood and University Heights, but the decreases were slight.

There were 352 total active listings by year’s end in December 2017 in the Winnipeg MLS areas of 1J, 1JW,1K and 1L as compared to 355 the year before and 295 homes sold in these areas in 2017 as compared to 300 in 2016. The average days required to sell a home also dropped from 20.25 days to 16.75 days.

The average home sale price for 2017 in Fort Garry, East Fort Garry, West Fort Garry, Fort Richmond, Waverley Heights, Wildwood and University Heights was $340,314 as compared to $317,338 in 2016. The highest home sale price in these neighbourhoods in 2017 was $985,000 for a home on North Drive. The lowest price paid for a home in MLS areas 1J, 1JW,1K and 1L in 2017 was $190,000 for a home on Dumas Avenue.

Average home prices up in Fort Garry, Waverley Heights for November 2017

The average home sale price in the Winnipeg neighbourhoods of Fort Garry, East Fort Garry, West Fort Garry, Fort Richmond, Waverley Heights, Wildwood and University Heights was up in November 2017 as compared to November 2016, and the average days required to sell a home was down.

The average home sale price in Winnipeg MLS areas 1J, 1JW, 1K and 1L was $333,747 in November 2017 as compared to $316,631 in November 2016, and the average days required to sell a home in these areas dropped from 29.5 days to 21.25 days in the November year-to-year comparison. Total active listings were down from 24 in November 2016 to 21 in November 2017 and the total number of homes sold also dropped from 21 to 19.

Home sales and listings down in Fort Garry, Waverly Heights, but prices up

Sales and listings were down in the Winnipeg neighbourhoods of Fort Garry, East Fort Garry, West Fort Garry, Fort Richmond, Waverley Heights, Wildwood and University Heights for January 2017, but average home sale price was up by a smidgeon.

There were six homes sold in Winnipeg MLS areas 1J, 1JW, 1K and 1L in January 2017 as compared to 10 sold in January 2016, and active listings were down from 20 to 16. On a brighter note, the average home sale price in these areas rose from $348,737 in January 2016 to $349,250 in January 2017.

The average days required to sell a home remained high in Winnipeg MLS areas 1J, 1JW, 1K and 1L in January 2017 at 58.25 days, similar to the 56.75 days it took to sell a home in January 2016.

The highest price paid for a home in the neighbourhoods of Fort Garry, East Fort Garry, West Fort Garry, Fort Richmond, Waverley Heights, Wildwood and University Heights in January 2017 was $495,000 for a home on Linare Road. The lowest price paid belonged to a home on Wildwood Park, which closed at $265,000.
