Home Sale Prices in Crescentwood Increase 3.80%

Home sales in the Winnipeg neighbourhoods of Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts, Osborne Village and Riverview were down in June 2017 as compared to June 2016, and the number of days required to sell a home in these neighbourhoods increased during the same period.

It took an average of 12.25 days to sell a home in Winnipeg MLS areas 1A, 1Aw, 1B and 1Bw in June 2016. That number increased to 16.0 days in June 2017. Home sales decreased from 52 in June 2016 to 37 in June 2017.

Total active listings in Corydon, Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts and Osborne Village were down in June 2017 to 21, compared to 30 in June 2016. Average home selling prices in these neighbourhoods increased from $278,832 in 2016 to $289,414 in 2017 during this period.

The lowest home sale price for June 2017 came in at $132,000 for a home on Garfield Avenue while the highest price paid was for a home on Maplewood Avenue that changed hands for $467,000.

Home sales in the Winnipeg neighbourhoods of Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts, Osborne Village and Riverview were up in May 2017 as compared to May 2016, and the number of days required to sell a home in these neighbourhoods decreased during the same period.

It took an average of 12.25 days to sell a home in Winnipeg MLS areas 1A, 1Aw, 1B and 1Bw in May 2016. That number decreased to 9.5 days in May 2017. Home sales rose from 27 in May 2016 to 39 in May 2017.

Total active listings in Corydon, Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts and Osborne Village were down in May 2017 to 28, compared to 32 in May 2016. Average home selling prices in these neighbourhoods decreased from $268,083 in 2016 to $267,637 in 2017 during this period.

The lowest home sale price for May 2017 came in at $130,000 for a home on Nassau Street while the highest price paid was for a home on Bartlet Avenue that changed hands for $420,800.

The average home sale price was up in April 2017 in the Winnipeg neighbourhoods of  Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts, Osborne Village and Riverview as compared to April 2016, and the number of days required to sell a home in these neighbourhoods increased as well.

It took an average of 12.25 days to sell a home in Winnipeg MLS areas 1A, 1Aw, 1B and 1Bw in April 2016. That number increased to 21.50 days in April 2017. The average home sale price rose from $278,809 in April 2016 to $291,251 in April 2017.

Total active listings in Corydon, Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts and Osborne Village were up in April 2017 to 28, compared to 19 in April 2016. Total sales in these neighbourhoods decreased from 30 homes sold in 2016 to 21 in 2017 homes during this period.

The lowest home sale price for April 2017 came in at $175,000 for a home on Dudley Avenue while the highest price paid was for a home on Jessie Avenue that changed hands for $460,000.

The average home sale price was up in March 2017 in the Winnipeg neighbourhoods of  Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts, Osborne Village and Riverview as compared to March 2016, and the number of days required to sell a home in these neighbourhoods increased as well.

It took an average of 12.75 days to sell a home in Winnipeg MLS areas 1A, 1Aw, 1B and 1Bw in March 2016. That number increased to 18.75 days in March 2017. The average home sale price rose from $254,355 in March 2016 to $278,796 in March 2017.

Total active listings in Corydon, Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts and Osborne Village were down in March  2017 to 11, compared to 22 in March 2016. Total sales in these neighbourhoods decreased from 25 homes sold in 2016 to 20 in 2017 homes during this period.

The lowest home sale price for March 2017 came in at $165,000 for a home on Garwood Avenue while the highest price paid was for a home on Grosvenor Avenue that changed hands for $402,500.

Positive real estate news for Winnipeg MLS areas 1A, 1AW,1B and 1BW

Total active real estate listings and homes sold remained constant from 2015 to 2016 in Winnipeg MLS areas 1A, 1AW, 1B and 1BW, which covers the neighbourhoods of Fort Rouge, Riverview, Fort Rouge West, Lord Roberts, Crescentwood, Osborne Village and Corydon.

There were 372 listings and 308 home sales in MLS areas 1A, 1AW, 1B and 1BW in 2015, as compared to 366 listings and 306 home sales in 2016.

On an even more positive note, the average home price in the Winnipeg neighbourhoods of Fort Rouge, Riverview, Fort Rouge West, Lord Roberts, Crescentwood, Osborne Village and Corydon was up from $258,152 in November 2015 to $259,456 in November 2016.

The sales to listing ration remained constant from 2015 to 2016 at 82.25% to 83.25% respectively, while the average days required to sell a home in the above neighbourhoods dropped from 21 in 2015 to 17.25 in 2016.

The lowest home sale price in the neighbourhoods of Fort Rouge, Riverview, Fort Rouge West, Lord Roberts, Crescentwood, Osborne Village and Corydon in 2016 was $84,000 for a home on Rathgar Avenue. The highest home sale price in these neighbourhoods in 2016 was $1,350,000 for a home on Harvard Avenue.
