15/20 homes sell for less than asking price in Winnipeg MLS Areas 1W and 3P, 37 homes listed

Nineteen homes sold in Winnipeg MLS Area 3P over the past month and one home sold in Winnipeg MLS Area 1W. Fifteen of the twenty sales were for under list and there were some big numbers in that regards.

Winnipeg MLS Area 3P covers the neighbourhoods of Birds Hill, East St. Paul, Glengarry Park, North Hill Park, Pritchard Farm, Pine Ridge, River East Estates and Silver Fox Estates, while MLS Area 1W covers the neighbourhoods of Assiniboine Landing, Breezy Bend, Headingly South and Marston Meadows.

The two-storey home that sold on Empire Street in 1W actually did okay comparatively when it brought $740,000, which was only $9,900 less than its asking price. There were a few homes in MLS area 3P that didn’t fare near as well. A bungalow on Woodstone Drive sold for $35,400 less than asking when it closed at $614,500; a two-storey home on Park Ridge Drive sold for $34,900 under list when it closed at $465,000; and a bungalow on Eagle Court sold for $29,900 less than asking when it changed hands at $670,000.

The average sale price of the 19 homes that sold in MLS Area 3P was $505,616. The median sale price was $465,000.

There are currently five homes for sale in MLS Area 1W and 32 homes for sale in MLS Area 3P. The average list price in 1W is $661,720 and the median list price is $679,900. Prices are slightly lower in MLS Area 3P with the average list price coming in at $621,640 and the median list price at $634,900.

There are two homes listed for over $1 million in MLS Area 3P. A 3,224 square foot two-storey home on Old Orchard Road is listed at $1,295,000 and a 2,720 square foot bungalow on Yarema Bay is listed at $1,179,900.

There are two condos for sale in MLS Area 3P, both bungalows. A 1,196 square foot unit on Oakwood Walk is listed at $329,900 and a 1,160 square foot unit on Wyndstone Circle is listed at $399,900.
