Listings and sales down, sale prices up in Margaret Park

MLS listings and sales went down while sale prices went up in the month of April 2018 for the Winnipeg neighbourhood of MLS area Margaret Park.

The average selling price of homes went down approximately 0.5% with the average being $236,070 compared to $234,750 in April 2017. On average a residence took 3 days more to sell compared to the average of 14 days in April 2017.

There were 30 active listings in Winnipeg MLS area 4D at the end of April 2018 as compared to 39 at the end of April 2017, and 27 homes sold in April 2018 as compared to 31 in 2017. The sales-to-listing ratio increased from 79 percent in April 2017 to 90 percent in April 2018.

The highest price paid in April 2018 for a home in the neighbourhood of Margaret Park was $350,000 for a home on Seven Oaks Avenue. The lowest sale price belonged to a home on Semple Avenue, which closed at $121,000.

Three large over-list home sales in MLS Areas 4D and 4E but under-list sales continue to dominate

22/39 homes sell for less than asking in Margaret Park, West Kildonan, Scotia Heights, Riverbend, Riverdale and River Grove, but three homes sell for more than $17,000 over list

Twenty-two of the 39 homes that sold over the past 30 days in Margaret Park, West Kildonan, Scotia Heights, Riverbend, Riverdale and River Grove brought less than asking price but there were three large over-list sales.

A 651 square foot bungalow on Scotia Street sold for $17,100 more than asking when it closed at $217,000; a 1,984 square foot two-storey home on McAdam Avenue that brought $18,100 over asking price when it sold for $278,000; and a 1,468 square foot bungalow on Hanna Street sold for $20,820 over list when it found new owners at $250,000.

Large under-list sales included a 1,088 square foot bunglaow on Enniskillen Avenue that sold for $19,900 less than asking when it closed at $240,000, and a 1,734 square foot bungalow on McBeth Grove that also brought $19,900 less than asking when it changed hands at $580,000.

The average sale price of the 26 homes that sold in the MLS Area 4D neighbourhoods of Margaret Park, West Kildonan and Scotia Heights was $245,843, with the median coming in at $242,500. The average sale price of the 13 homes that sold in the MLS Area 4E neighbourhoods of Riverbend, Riverdale and River Grove was quite a bit higher at $349,538. The median sale price in 4E was also much higher than that of 4D, coming in at $342,000.

Two condos sold in MLS Area 4E, one on Murray Avenue for $1,857 over list when it closed at $310,757, and another on Main Street that brought $12,400 less than asking when it closed at $287,500.

There are currently a total of 57 homes for sale in MLS Areas 4D and 4E, 38 in the 4D neighbourhoods of Margaret Park, West Kildonan and Scotia Heights and 19 for sale in the 4E neighbourhoods of Riverbend, Riverdale and River Grove.

The average list price in Margaret Park, West Kildonan and Soctia Heights is $233,811, with the median list price coming in at $233,750. The average list price in the 4E neighbourhoods of Riverbend, Riverdale and River Grove is $410,421, with the median list price coming in at $389,900. There is one condo listed in MLS Area 4D on Church Avenue for $159,900 and another in 4E on Murray Avenue listed at $299,900.

Busy time for real estate in Winnipeg MLS Areas 4D and 4E

Six very busy neighbourhoods to cover today in our Winnipeg Real Estate Update!

There were 31 homes sold in Winnipeg MLS Areas of 4D and 4E over the past 30 days, 20 in 4D and 11 in 4E. MLS Area 4D includes the neighbourhoods of Margaret Park, West Kildonan and Scotia Heights, while 4E includes the neighbourhoods of River Bend, Riverdale and River Grove.

Fourteen of the 20 homes that sold in Margaret Park, West Kildonan and Scotia Heights sold for less than their asking price. The average sale price in these 4D neighbourhoods was $225,015, with the median sale price coming in at $223,500. It was more of the same in Riverbend, Riverdale and River Grove, with eight of 11 homes selling for under list. The average home sale price in the 4E neighbourhoods was higher at $284,082, with the median price coming in at $295,000.

There were two standouts at each end of the real estate market in these neighbourhoods with regards to under/over list sales. A 1,625 4-level split home on Royal Avenue easily topped the few over-list sales when it sold for $30,500 more than asking, closing at $205,500. On the other end of the scale, a 1,089 square foot 1 1/2-storey home on Belmont Avenue sold for $19,763 under list when it found new owners at $99,500.

There were no condo sales over the past month in 4D and 4E.

Homes for sale in Margaret Park, West Kildonan, Scotia Heights, Riverbend, Riverdale and River Grove

There are currently 43 homes for sale in MLS areas 4D and 4E, 26 inMargaret Park, West Kildonan and Scotia Heights, and 17 for sale in Riverbend, Riverdale and River Grove.

The average list price of the homes in MLS Area 4D is $235,896, with the median list price currently sitting at $239,900. The average price of the homes listed in 4E is much higher at $401,669. The median price in 4E is $349,900.

Four of the homes currently listed in Riverbend, Riverdale and River Grove broke the $600,000 barrier, which brought the average list price up quite a bit. An 1,867 square foot bungalow on McBeth Grove tops the over $600,000 homes with an asking price of $789,900. Bungalows on Drury Avenue, Foxrun Place and McBeth Grove round out the top-priced homes for sale with list prices of $684,974, $634,900 and $629,900 respectively. It will be very interesting to see how close to asking price these homes sell for.
