16/28 homes sell for less than asking price in Bright Oaks, Elm Park, Norberry, Normand Park, Pulberry, River Pointe, Van Hull Estates and St. Vital, but over-list sales lucrative

Sixteen of 28 homes in Winnipeg MLS Areas 2C and 2D sold for less than asking over the past 30 days but once again there were some decent over-list sales.

MLS Area 2C includes the neighbourhoods of Bright Oaks, Elm Park, Norberry, Normand Park, Pulberry, River Pointe, Van Hull Estates and St. Vital. MLS Area 2D covers only St. Vital.

Eight of the 12 homes that sold in MLS Area 2C sold for under list but there was one lucrative over-list sale. A 1,464 square foot bungalow on Winslow Drive sold for $25,100 over list when it closed at $395,000. The average sale price in 2C was $399,575, with the median price coming in at $338,750.

Eight of sixteen homes in St. Vital 2D sold for less than asking but three homes sold for more than $20,000 above list. A 750 square foot bungalow on Stranmillis Avenue sold for $22,100 over list when it changed hands at $242,000; a 946 square foot bungalow on Portland Avenue sold for $20,400 more than asking when it closed at $255,300; and a 730 square foot bungalow on St. George Road garnered $22,100 over list when it closed at $197,000. The average home sale price in St. Vital over the past month was $246,869. The median home sale price in St. Vital was $233,450.

Seven condos sold in MLS Areas 2C and 2D over the past month and five of the seven brought less than their asking price. The average sale price for condos in 2C was $180,475, with the median coming in at $148,000. Condo sale prices were higher in St. Vital 2D, with the average coming in at $200,100 and the median sale price at $205,000.

There are currently 51 homes for sale in St. Vital, Bright Oaks, Elm Park, Norberry, Normand Park, Pulberry, River Pointe and Van Hull Estates. The 24 homes for sale in MLS Area 2C have an average list price of $422,279 and a median list price of $417,400. Five of the homes for sale in 2C were listed for more than $500,000 led by a 2,792 square foot two-storey home on River Pointe Drive listed at $744,900. The 27 homes for sale in St. Vital 2D have an average list price of $252,219 and a median price of $249,900.
