19/36 homes in Wolseley, Polo Park, Sargent Park and West End Winnipeg sell for less than asking, but over-list sales balance market

Thirty-six homes sold in the 5B and 5C neighbourhoods of Wolseley, Polo Park, Sargent Park and West End Winnipeg over the past month and 19 brought less than their asking price. That was better than most Winnipeg neighbourhoods have fared over the past few months, and as an added bonus for sellers, seven homes sold for more than $10,000 over list.

The big winners among the over-list sales included a 1,600 square foot two-store home on Wolseley that sold for $53,000 more than asking when it closed at $392,000, and a 1,349 square foot 1 1/2-storey home on Evanson Street that brought $32,600 more than asking when it changed hands at $332,500.

Eleven homes sold in 5B Wolseley for an average price of $314,127 with the median sale price coming in at $299,900. Twenty-five homes sold in the 5C neighbourhoods of Polo Park, Sargent Park and West End Winnipeg for an average price of $217,916, with the median coming in at $218,500.

There were also two condo sales over the past 30 days. A condo in 5B on Maryland Street sold for $13,900 less than list when it closed at $175,000, and a condo in 5C sold for $5,900 under list when it closed at $164,000.

There are currently eight homes for sale in 5B Wolseley with an average list price of $313,038 and a median list price of $267,400. Two homes listed at over $400,000 skewed the average list price in Wolseley. There are 23 homes listed for sale in the 5C neighbourhoods of Polo Park, Sargent Park, and West End Winnipeg with an average list price of $216,635 and a median list price of $209,900. There are also three condos for sale in Wolseley listed at $110,000, $139,900 and $179,900, and one condo for sale in 5C listed at $176,500.
