Crescentwood MLS Sales Increase 41.18%

Home sales in the Winnipeg neighbourhoods of Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts, Osborne Village and Riverview were up notably in September 2017 as compared to September 2016, and the number of days required to sell a home in these neighbourhoods decreased during the same period.

It took an average of 17.25 days to sell a home in Winnipeg MLS areas 1A, 1Aw, 1B and 1Bw in September 2016. That number decreased to 10.50 days in September 2017. Home sales increased from 17 in September 2016 to 24 in September 2017.

Total active listings in Corydon, Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts and Osborne Village were down in September 2017 to 26, compared to 36 in September 2016. Average home selling prices in these neighbourhoods decreased slightly from $264,291 in 2016 to $263,266 in 2017 during this period.

The lowest home sale price for September 2017 came in at $173,000 for a home on Ebby Avenue while the highest price paid was for a home on Jessie Avenue that changed hands for $400,000.

Home sales in the Winnipeg neighbourhoods of Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts, Osborne Village and Riverview were up in May 2017 as compared to May 2016, and the number of days required to sell a home in these neighbourhoods decreased during the same period.

It took an average of 12.25 days to sell a home in Winnipeg MLS areas 1A, 1Aw, 1B and 1Bw in May 2016. That number decreased to 9.5 days in May 2017. Home sales rose from 27 in May 2016 to 39 in May 2017.

Total active listings in Corydon, Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts and Osborne Village were down in May 2017 to 28, compared to 32 in May 2016. Average home selling prices in these neighbourhoods decreased from $268,083 in 2016 to $267,637 in 2017 during this period.

The lowest home sale price for May 2017 came in at $130,000 for a home on Nassau Street while the highest price paid was for a home on Bartlet Avenue that changed hands for $420,800.

The average home sale price was up in April 2017 in the Winnipeg neighbourhoods of  Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts, Osborne Village and Riverview as compared to April 2016, and the number of days required to sell a home in these neighbourhoods increased as well.

It took an average of 12.25 days to sell a home in Winnipeg MLS areas 1A, 1Aw, 1B and 1Bw in April 2016. That number increased to 21.50 days in April 2017. The average home sale price rose from $278,809 in April 2016 to $291,251 in April 2017.

Total active listings in Corydon, Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts and Osborne Village were up in April 2017 to 28, compared to 19 in April 2016. Total sales in these neighbourhoods decreased from 30 homes sold in 2016 to 21 in 2017 homes during this period.

The lowest home sale price for April 2017 came in at $175,000 for a home on Dudley Avenue while the highest price paid was for a home on Jessie Avenue that changed hands for $460,000.

The average home sale price was up in March 2017 in the Winnipeg neighbourhoods of  Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts, Osborne Village and Riverview as compared to March 2016, and the number of days required to sell a home in these neighbourhoods increased as well.

It took an average of 12.75 days to sell a home in Winnipeg MLS areas 1A, 1Aw, 1B and 1Bw in March 2016. That number increased to 18.75 days in March 2017. The average home sale price rose from $254,355 in March 2016 to $278,796 in March 2017.

Total active listings in Corydon, Crescentwood, Fort Rouge, Fort Rouge West, Lord Roberts and Osborne Village were down in March  2017 to 11, compared to 22 in March 2016. Total sales in these neighbourhoods decreased from 25 homes sold in 2016 to 20 in 2017 homes during this period.

The lowest home sale price for March 2017 came in at $165,000 for a home on Garwood Avenue while the highest price paid was for a home on Grosvenor Avenue that changed hands for $402,500.

Homes sales in 3K, 3L, 3M and 3P rose to 34 in February 2017 from 30 during the same period in 2016. Average home prices were down in February 2017 for the Winnipeg neighbourhoods of Canterbury Park, Kildonan Green, Kildonan Meadow, Lakeside Meadows, Mission Gardens and Transcona.

There were 101 active listings in Winnipeg MLS areas 3K, 3L, 3M and 3P in February 2017 compared to 112 listings in February 2016. The average home sale price was down slightly from $330,540 in 2016 to $326,211 in Febraury 2017.

The average days required to sell a home was up a fair amount, from 22.75 days in February 2016 to 37.5 days in February 2017.

The top home sale price in Winnipeg MLS areas 3K, 3L, 3M and 3N in February 2017 was $432,000 for a home on Tychonick Bay.  The lowest price belonged to a home on Ravelston Avenue that closed at $153,000.
