Real estate changes were only slight from 2016 to 2017 in the Winnipeg neighbourhoods of St. Vital, Bright Oaks, Elm Park, Norberry, Pulberry, River Pointe, Van Hull Estates, Meadowood, River Park South, Dakota Crossing and South Glen, with total homes sold down slightly and average home sale price up slightly.

Total active MLS listings at year end were down from 910 in 2016 to 881 in 2017 in Winnipeg MLS areas 2C, 2D, 2E and 2F, but total home sales were down only slightly from 734 to 729. The sales-to-listing ratio stayed relatively constant, moving only half a percent from 83.5 percent in 2016 to 83 percent in 2017.

The average home sale price in St. Vital, Bright Oaks, Elm Park, Norberry, Pulberry, River Pointe, Van Hull Estates, Meadowood, River Park South, Dakota Crossing and South Glen was up slightly in from $324,241 in 2016 to $330,385 in 2017.

The highest priced home sold in these neighbourhoods in 2017 was located on Salme Drive and closed at $1,295,000. The lowest price paid for a home in these neighbourhoods in 2017 was $129,500 for a home on Oustic Avenue.
