Listings down, sales and sale prices up in St. Boniface, Winnipeg

MLS listings went down while sales and sale prices went up in the month of September 2020 in the Winnipeg neighbourhood of St. Boniface.

The average selling price of homes went up approximately 11% with the average being $291,729 compared to $259,514 in September 2019. On average a residence took 3 days more to sell in September 2020 as compared to 8 days as well in September 2019.

There were 9 active listings in Winnipeg MLS area 2A at the end of September 2020 as compared to 10 at the end of September 2019, and 7 homes sold in September 2020 compared to 2 in September 2019. The sales-to-listing ratio was 78% in September 2020 compared to 20% in September 2019.

The highest price paid in September 2020 for a home in the neighbourhood of St. Boniface was $395,100 for a home on La Verendrye Street. The lowest sale price belonged to a home on Langevin Street, which closed at $212,000.

MLS listings, sales and average home sale prices down in 2017 for St. Boniface and Norwood

MLS listings, sales and average home sale prices were all down in 2017 for the Winnipeg neighbourhoods of St. Boniface, Norwood and Norwood Flats, and the average days required to sell a home was up over 100 percent.

There were 199 active listings at the end of 2017 in Winnipeg MLS areas 2A and 2B compared to 326 year-end listings in 2016 and only 147 homes were sold in 2017 compared to 326 homes sold in these MLS areas in 2016. The average home sale price also dropped from $255,954 in 2016 to $242,147 in 2017.

The average days required to sell a home in St. Boniface, Norwood and Norwood Flats increased substantially from 20.5 days in 2016 to 41 days in 2017.

The highest price paid for a home in MLS areas 2A and 2B in 2017 was $789,000 for a home on Lyndale Drive, while the lowest price paid was for a home on Theo Nuytten Street that closed at $115,000.

Total listings and home sales were up in St. Boniface, Norwood and Norwood Flats for November 2017 as compared to November 2016, but the average home sale price was down.

There were 25 active listings in Winnipeg MLS areas 2A and 2B in November 2017 as compared to 20 listings in the same month in 2016, and 22 homes were sold in these neighbourhoods in November 2017 as compared to 20 in November 2016.

Homes sold quicker in St. Boniface, Norwood and Norwood Flats in November 2017, averaging 20.5 days on the market as compared to 29.5 days in November 2016, and the average home sale price was down from $312,115 in November 2016 to $272,264 in November of this year.

The lowest price paid in St. Boniface, Norwood and Norwood Flats in November 2017 was $134,000 for a home on Lariviere Street. The highest priced paid in these neighbourhoods was $595,000 for a home on Youville Street.

Norwood MLS Sales Increase in August

New listings on the Winnipeg MLS market declined slighly during August 2017 in Norwood, Norwood Flats and St. Boniface when compared to August  2016. Home sales in these areas during this same period increased in the above areas.

There were 13 homes sold in Winnipeg MLS 2A and 2B in August  2017 compared to 10 in the same month in 2016. Active listings declined with 21  new listings in August  2017 compared to 23 in August 2016. The average days required to sell a home was increased with 24.5 days in August  2017 to sell a home compared to 19.5 days in 2016. The average sale price of a home changing hands in Norwood, Norwood Flast and St. Boniface was  down from $254,223 in August  2016 to $239,462 in August  2017.

The highest price paid for a home in Winnipeg MLS areas 2A and 2B in August  2017 was $441,000 for a home on Claremont Avenue, while the lowest price came in at $160,000 for a home on Thomas Berry Street.

Home Prices down 3.45% in Norwood

New listings on the Winnipeg MLS market held steady during June 2017 in Norwood, Norwood Flats and St. Boniface when compared to June 2016. Home sales in these areas during this same period were down slightly in the above areas.

There were 20 homes sold in Winnipeg MLS 2A and 2B in June 2017 compared to 23 in the same month in 2016. Active listings remained steady with 20  new listings in June 2017. The average days required to sell a home was remained steady as well with 14. 5 days in June 2017 to sell a home. The average sale price of a home changing hands in Norwood, Norwood Flast and St. Boniface was  down 3.45 % from $282,718 in June 2016 to $272,974 in June 2017.
