Listings and sale prices down, sales up in St. Charles, Winnipeg

MLS listings sale prices went down while sales went up in the month of June 2020 in the Winnipeg neighbourhood of St. Charles.

The average selling price of homes went down approximately 8% with the average being $345,382 compared to $376,153 in June 2019. On average a residence took 7 days less to sell in June 2020 as compared to 16 days in June 2019.

There were 10 active listings in Winnipeg MLS area 5G at the end of June 2020 as compared to 11 at the end of June 2019, and 17 homes sold in June 2020 compared to 15 in June 2019. The sales-to-listing ratio was 170% in June 2020 compared to 136% in June 2019.

The highest price paid in June 2020 for a home in the neighbourhood of St. Charles was $515,000 for a home on Assiniboine Avenue. The lowest sale price belonged to a home on Augier Avenue, which closed at $145,000.

Fifteen homes sold in Winnipeg MLS Areas 5G and 5H over the past month, and 10 of them sold for less than their asking price. Fourteen of the homes sold were located in MLS Area 5H, which includes the Winnipeg neighbourhoods of Crestview and Heritage Park. One home sold in MLS Area 5G, which includes the neighbourhoods of Westwood and St. Charles.

The average price of the homes that sold in Crestview, Heritage Park, Westwood and St. Charles from February 18 to March 18, 2015 was $278,833 while the median price came in at $263,000.

Sales on opposite ends of the spectrum included a bi-level home Deloraine Drive which sold for $17,500 over list when it closed at $272,500, and homes on Valley View Drive and Opal Place, which both brought $19,900 less than asking when they closed at $180,000 and $380,000 respectively. A condo on Westwood Drive also sold for $4,900 under list when it closed at $240,000.

There are currently 11 homes for sale in Westwood and St. Charles with the average list price being $295,036 and the median list price being $314,900. There are also 14 homes for sale in Crestview and Heritage Park, with a slightly higher average list price of $296,700 but a lower median price of $278,450.
